Agents Remarks - A rare opportunity to purchase 132.78 acres or thereabouts of mountain land known as Grouse Moor with the benefit of grazing rights over 175.02 acres or thereabouts of adjoining mountain land as well as common land rights, all situated in Ceunant in the county of Gwynedd.
The current Owner has only been grazing sheep on the land but in years gone by it has been grazed by sheep and cattle. The land has an ample supply of natural water and can be accessed via two different routes, outlined further below. Basic Payment Scheme payments have been received annually on the eligible land areas since the aforementioned Scheme was introduced on 1st January 2015 and Glastir payments have been received annually in respect of the common land known as Cefndu.
We are of the view that the land is suitable for the next Owner to farm and claim subsidy and sustainable land management payments upon or that other uses may be possible (e.g. tree planting, carbon off-setting), subject to receiving the necessary approvals and consents.
Location - The land is located approximately 4½ miles from the town of Caernarfon, 22 miles from the town of Porthmadog, 12 miles from the city of Bangor and 9½ miles from the A55 Expressway.
Directions - Option 1:
From the turning off the A4086 for Ceunant and Waunfawr immediately next to the Glyntwrog pub in Llanrug, travel for approximately 1.3 miles before taking the left hand turning where the properties of Ty Isaf and Ty Uchaf are signposted. Travel along the track uphill for approximately 0.2 of a mile before taking the right hand turning where the cattle grid is positioned. Travel across the field until you reach a galvanised gate immediately next to a small sheep handling area. Then it is recommended that you walk or take a quad bike to the top left hand side of the next field where a galvanised gate will be identified, being one of the access points into the block of land (as marked on the plan).
Option 2:
From the turning off the A4086 for Ceunant and Waunfawr immediately next to the Glyntwrog pub in Llanrug, travel for approximately 2.3 miles before taking the left hand turning at the crossroads in Waunfawr. Travel for approximately 1.7 miles before ensuring that you keep to the left as opposed to the right where the road splits in two different directions. After another 0.2 of a mile or thereabouts go to the left and follow the boundaries in place until you identify the alternative access point into the block of land (as marked on the plan).
Tenure - The land is currently occupied by the current Owner and vacant possession will be available upon completion of the sale. Approximately 65 acres of Grouse Moor is being retained by the current Owner at present as it is subject to various Option Agreements with Snowdonia Pumped Hydro Limited. However, Snowdonia Pumped Hydro Limited have confirmed that the 65 acres or so may be grazed with sheep only by the new Owner until the point of a successful common land process on their part. To protect the current Owner’s interest as well as Snowdonia Pumped Hydro Limited’s interest, a Grazing Licence Agreement will have to be signed by the new Owner on the completion date.
Basic Payment Scheme - The successful purchaser(s) will be able to register the land on his/their Rural Payments Wales claim form/s on or before 15th May 2023. The land is already registered with Rural Payments Wales and the current Owner intends to activate his Basic Payment Scheme Entitlements on the eligible land for the 2022 scheme year on or before 15th May 2022.
