DESCRIPTION

PLANNING PERMISSION
The site benefits from planning permission under planning reference: 21/00118/FULL allowing for the erection of an Essential Workers House. The detailed plans propose a contemporary one and a half story house to be built in the south west corner of the unit. The proposed accommodation is as follows;

POULTRY UNIT
At the heart of the unit is a Harlow shed of timber construction under a corrugated roof. The unit comprises 2 hen houses, both within an internal area of 1,621 m2, allowing for a maximum of 14,596 hens per hen house. The sheds are fitted with appropriate infrastructure including drinkers, feed pans and nesting areas as well as pop holes allowing for free range egg production.
Centrally to the building, are the grading and egg rooms with an electric egg packer. Under the shed is a good sized hardcore yard area with concrete loading pad and 3 feed bins providing storage for 42 tonnes.

GENERAL PURPOSE SHED
To the south-west of the site is a general purpose shed (18.2 m x 11.8 m) of steel portal frame construction sitting under box profile roof and cladding with part concrete panel walls and hardcore floor.

LAND
The poultry shed is bound by approximately 12.5 acres (5.06 ha) of semi-mature mixed native woodland. The woodland has been fenced and provides and excellent habitat for the free range hens. Beyond the wooded area is a further 38.45 acres (15.56 ha) of arable land currently down to grass which has, in recent years, been utilised for silage production. The land is designated as Grade 3(2) by the James Hutton Institute with a gently sloping aspect ranging from 84m – 111m above sealevel. The soil is a mixture of mineral podsozsand brown forest soils.
