Southover House (Lot 1)
Originally built in 1863 and updated when the substantial east wing was added in 1926, Southover House today is the major, pre-1926 portion of the house, which includes all the major reception rooms and principal bedrooms. The house is built of dressed local stone with tall, wide windows under a clay tile roof and faces south, overlooking the property's garden and grounds. As was typical of a substantial country house of the period, its design was elegant and impressive, with large, south-facing rooms with tall ceilings. The house has retained nearly all the architectural features following its post-1926 alterations, including the stone-built staircase and galleried landing, flagstone and parquet flooring, several fine fireplaces and original joinery. In addition to the reception hall, the house has four large reception rooms, of which the drawing room, sitting room and family room all face south, with the oak panelled dining room facing west and north to catch the late afternoon/evening sun. The family room adjoins the kitchen/breakfast room and has ample space for both dining and seating. The kitchen is fitted with timber units, marble work surfaces and a 4-oven AGA inset in the original range fireplace. The main cloakroom has extensive storage. Beyond the kitchen is the rear hall with integral, secondary cloakroom, boiler room and a flight of steps down to the basement which comprises a storage area and a good-sized games room.
On the first floor all the bedrooms have lovely views out across the grounds. The principal bedroom is south and west-facing with a walk-in-wardrobe, en suite and a door to a large, south-facing dressing room/bedroom with two built-in wardrobes. A further landing leads to the principal en suite guest bedroom. There are four other bedrooms and a family bathroom.
The beautiful garden and grounds extend out on three sides of the house with a belt of mature trees providing privacy from the lane along the northern boundary. Giving a very strong sense of arrival, the house is approached up a 150-yard tree lined drive to a gravelled turning circle around a fountain in front of the house. Close by is a screened and heated swimming pool with pool house and lighting. Extending out from its southern side is a level, 50-yard-deep lawn with a pond at its centre and ending at a ha-ha overlooking the property's paddocks. Along one side of the lawn is a long herbaceous border planted with a variety of herbaceous perennials and flowering shrubs with a woodland belt beyond. Beyond the western lawn is a glade containing a water garden. The south and west lawns are floodlit. In all about 7.04 acres (2.85 hectares).
Stable yard (Lot 2) - only available as an addition to Lot 1 ie not available separately.
Beyond the woodland is the former stable yard attracting a rental income of £9,000 per annum and now comprising a large parking area, and two workshops, Offered with vacant possession are an outbuilding (70m²) and a second building incorporating three rooms and a washroom (54.01m² overall). Including the paddock in front of the yard, about 1.62 acres (0.66 hectare) in all.
Agent's note: The property was bought by the current owner in 1976 as a family home. Over recent years the main part of the house has been used very successfully as a holiday let and wedding venue. Post-sale the east wing, adjacent converted coach house and three cottages will continue to be owned by the current owners. The guide price is inclusive of all fitted carpets and curtains. The furniture in the house (apart from the dining room table and chairs) is available by separate negotiation.
