Outstanding modern country home with lovely rural views.

Description

Smiddy Cottage is a superb and beautifully presented modern country home, in a lovely rural position with views over surrounding countryside. As the name suggests, the house was built on the site of a former blacksmith’s cottage. It dates from 2004 and original stone was utilised on the front elevation of both the house and the garage. The house was extended in 2016 with the addition of the sun room, which links the kitchen and the dining room and creates a modern open plan living space, which is very much the heart of the home. It is a most attractive property, which is harled to the sides and rear elevations, and has a slate roof. Since 2018 the kitchen and utility room have been refurbished, and a studio has been created over the garage, which is currently used as a yoga studio and gym but could provide opportunities for home working if required. Karndean flooring has also been fitted in the dining room, kitchen, utility and sun room, together with engineered wooden flooring in the sitting room and study. The house benefits from double and triple glazing, along with a wood pellet boiler, while three solar panels also assist with hot water, thus reducing running costs of the property. While thoroughly modern, the house has traditional features, such as cornices on the ground floor.

A partially glazed front door opens to the porch with a further partially glazed door to the spacious hallway. This has a staircase to the first floor and a useful understair storage cupboard. Off the hallway is the lovely double aspect sitting room with fitted display shelves, fireplace with wooden mantel and wood burning stove. Beyond is the study which is another double aspect room with fitted display shelves. Also off the hallway is a cloakroom with WC and washbasin. Further doors open to the fabulous open plan living space. Both the dining room and kitchen interlink to the living room / sun room which has French doors to the garden and decking. The dining room has a cast iron fireplace, while the living room / sun room has a wood burning stove. The fully refurbished kitchen has wall and floor units with wooden worktops and sink. Fitted appliances include a Samsung microwave, Samsung oven / grill and a NEFF fridge / freezer. A central island unit has a Silestone worktop, Bosch induction hob with extractor and a breakfast bar. There is a walk in shelved larder. Beyond is the utility room with fitted units with wooden worktops, clothes pulley, Zanussi dishwasher, Beko dryer, Hotpoint washing machine and door to the garden. There is a separate WC with washbasin.

The staircase leads to the first floor landing, off which are arranged four bedrooms with the principal bedroom having an en suite shower room with corner shower cubicle, washbasin and WC. The partially tiled family bathroom has a bath with shower over, washbasin, WC and a shelved linen cupboard.

Outside is a garage block with automatic roller doors, concrete floor and storage units. Steps lead up to a floored studio with fitted storage.

To the rear of the property is an established enclosed garden with lawn, attractive flower / shrub borders and raised vegetable beds. At the back of the garden is a hen run with covered hen house. As well as the paving adjacent to the sun room there are gravelled seating areas. There is a wooden garden store (2.45 m x 3 m) and a lean to wood store (2.35 m x 4.7 m). At the back of the house is a lean to shed (2.35 m x 1.7 m) housing a Wood Energy Solution 18 slim wood pellet boiler.
