Beautifully presented and extended Regency period house, situated in the centre of the village, benefitting from two adjoining self-contained two bedroom cottages, a large stone garage/workshop affording further potential for conversion (subject to planning) and standing in gardens of approximately 1 acre, gently sloping down to the River Brue. The main house embraces both character features as well as a contemporary twist, with the extended dining and family rooms.

The Laurels has been lovingly updated and improved, with sash windows being replaced and with original shutters to the front facing windows. Off the formal reception hall, stairs rise to the first-floor landing and doors lead off to the formal reception rooms. Both the sitting room and study/music room enjoy front facing aspects and feature open fireplaces. A further door from the hall opens into a lovely, light and well-appointed bespoke kitchen (fitted by Wells Joinery) enjoying Granite work top surfaces. Integrated features include 'Bosch' twin ovens, steam oven, warming draws, two wine fridges, separate fridge and freezer, dishwasher and a built-in larder. The dining and garden room benefit from under-floor heating. A concealed staircase rises to the rear landing and a step down leads to the dining area. On the left a door opens into the utility room, where you will find a 'wet' room, which includes the shower, WC and wash hand basin. An engineered oak floor from the dining area then extends into the beautiful garden/family room. Here, cantilevered tri-fold doors open an entire corner of the room to the garden, with further light entering through the roof lights and picture window.

On to the first-floor main landing, where there are three double bedrooms and a family bathroom. The master bedroom affords a range of fitted 'Sharps' wardrobes, with steps up to the en-suite bathroom, having a roll top bath and separate shower enclosure. Bedrooms two and three, both have front facing, secondary glazed windows and fitted cupboards. The family bathroom includes a walk-in shower enclosure. The rear landing off the kitchen, leads to two more double bedrooms one taking in rural views, the other a wonderful view of the village church. The family bathroom here also includes a walk-in shower, plus a WC and wash hand basin.

The adjoining independent cottages, both benefit from having two bedrooms, bathroom, a reception room and kitchen. 22a is the larger of the two, benefitting from high ceilings, larger windows and kitchen/dining room and two en-suite shower rooms. No.24 has the character, with an inglenook fireplace and period features throughout.

Outside

The property is primarily accessed from front, with a footpath crossing an enclosed garden up to the enclosed entrance portico. Ample parking and access to the two cottages, plus the large stone garage van be found at the side, where a gate extends the driveway to the rear of the properties, where further parking can be found, along with an electric vehicle charging point. The gardens and grounds measure to approximately one acre and are an absolute joy. Formal areas have been established, offering formal beds stocked with an array of flowering shrubs. Seating ears have been created to take full advantage of the sunny aspects, plus a summer house and implement store. The lawn slope gently down to the foot, where a covered seat looks out across to the Mendip hills, where access can also be sought to the river bank.
