SETTING THE SCENE

Lean Park Farm sits in a private position below the ridge-line at the end of a long drive in the rural hamlet of Horningtops, just to the south of the market town of Liskeard, and just 6 miles from the historic fishing village of Looe on the south Cornish coast.

The location will appeal to those looking for a country home in a private setting but one which is within easy reach of amenities. The wooded valleys and rolling hills of south east Cornwall are framed with sandy beaches and whitewashed fishing villages. Liskeard has a good range of shops and supermarkets and a railway station on the main London Paddington-Penzance line including overnight 'sleeper' service and branch line to Looe harbourside. The property is within easy commuting distance of the city of Plymouth, with the highly regarded Mount Kelly private school about 20 miles away at Tavistock.

To the south are the pretty fishing harbours of Looe and Polperro with many good seafood restaurants, while the harbour town of Fowey is a little further to the west, popular with keen sailors and home to many deep water moorings and the Royal Fowey Yacht Club.

HISTORY

West Looe became a borough in the 13th century, serving as one of the seaports for Liskeard, which was not only a thriving tin mining centre at the time, but also supported a large and rich agricultural district. Looe shared in the maritime awakening of the south west which began with the war against France in 1294 and continued for over 50 years. By the early 1800s, Looe and Liskeard were busy shipping out granite for Westminster Bridge, the Thames Embankment and many other landmarks. Lean Park Farm is Grade II Listed and dates from the late 17th century. Previously in the same ownership for over 100 years, the current owners have lived at Lean Park for over 30 years.

THE TOUR

Lean Park Farm dates from late 17th to early 18th century, with later additions. At the heart of the freehold, the wisteria-clad house has stone, rendered and part slate-hung elevations under a slate roof.

The main reception rooms lie along the south-west side of the house, including a generous farmhouse kitchen-dining room with LPG-fired AGA and wonderful slate-flagged flooring, a sitting room, separate dining room and finally study or garden room at the end of the hall with doors out on to the south-east sun terrace. Off the rear of the central hall is a utility/pantry, cloakroom and spacious boot room.

On the first floor there are five bedrooms and two bathrooms (with one of these being en suite to the master bedroom) with far-reaching south-westerly views across the valley and countryside beyond.

THE GREAT OUTDOORS

The gardens and land at Lean Park Farm surround the house and make for an idyllic rural home.

Immediately in front of the house is a sheltered walled garden with lawns surrounded by a variety of colourful plants and shrubs, and a terrace running across the width of the house, in turn giving access to the original entrance porch. Behind the rear parking area is an extensive elevated area of garden which is home to a beautifully planned and maintained enclosed kitchen garden with greenhouse above.

The pasture land descends into the bottom of the valley beneath where a stream forms a natural boundary and feeds a series of ponds among the area of woodland created by the present owners which is a truly idyllic spot to while away the summer evenings.

A rarity these days, the farmhouse is complimented by an exceptional collection of unconverted traditional farm outbuildings, including a long two-storey barn (approx 90ft) formerly with planning consent for conversion, large tractor shed, potting shed, coal house, garage and further barns.

PLANNING NOTE

There was a historic consent granted to convert some of the barns into four holiday lets and there is undoubtedly much potential in this direction should a buyer be interested.
