Okel Tor Mine - A Cornish Treasure
The property offers the most fabulous and rewarding lifestyle opportunity for those looking for something a little different. Iconic Cornish mine buildings - surrounded by a glorious variety of habitats - the River Tamar gliding by. The main house and holiday cottages are Grade ll Listed. Much of the site is an Ancient Monument and all of it lies within the Cornish Mining World Heritage Site area. It also sits in the Tamar Valley AONB and is both a SSSI and a Cornwall County Wildlife site. Okel Tor Mine is a very special place indeed. The aim of all those involved with these designations is to help protect and preserve the character of the place - to carefully balance the needs of the archaeology and the natural environment. Working with the owners is absolutely key to making this a success and ultimately it is they who have the final decision on what does or does not happen on site. Several sources of funding are available for stabilisation works to structures, vegetation management and the care and repair of footpaths. Historic England, the Tamar Valley AONB and the Heritage Lottery Fund are all contributors.

Please see website:

Potentially they could be 2 self-contained annexes. Enabled planning permission for linking Dry House/Boiler House to The Smithy with semi-underground turf-roofed structure providing a further reception room and bedroom (with bathroom).
The Smithy - 1 bedroom holiday rental annexe
The Count House - 1 bedroom holiday rental annexe
Detached workshop with double doors (8 x 4.5m)
7 acres of woodland with approx 150 metres river frontage
Ruined engine houses
Large garden with further private garden set apart
Victorian quay with boathouse and pontoon
Holidays cottages are let through “Unusual Retreats” generating about £900 p.w. in high season and about £460 p.w. low season and an annual gross turnover of about
£60,000. In recent years occupancy has been in the order of 98-99%.

Lot 2 - The Stamps Engine House (In all about 9 acres)
Lot 2 consists of the Stamps Engine House, chimney, the ruined boiler/jigger house, other ruined buildings and tin processing works and extensive grounds, including an old orchard, woodland, heathland, reed bed, and foreshore to the River Tamar, including part of the historic quay with potential for the creation of a mooring.
The Stamps Engine House, constructed in 1881, has arched openings and unusual slit window architecture with brick quoins. This iconic landmark has enabled planning permission to be converted into a unique riverside retreat (over four storeys) with C1 Holiday Restriction.
The building was re-pointed and partially rebuilt and re-roofed in 2000 and new timber lintels were installed where required. The chimney was repointed and a lightning conductor installed and other ruined structures were stabilised in 1999/2000. The planning permission includes the creation of a semi-underground turfed-roofed “remote facilities” building providing additional accommodation. Historic England have agreed in principle to the erection of a 6m by 4m storage shed (subject to the necessary consents). Mains water pipe and mains electricity supply with provision for an EV charger.

Public rights of way
A public bridle path follows the main access track and runs through the site. A public footpath runs branches off and goes along the bank of the River Tamar, passing over both Lot 1 and Lot 2, ending at the eastern boundary where it then becomes a permissive path which continues and forms a circular route.

The whole - in all about 15.64 acres
