A Grade II Listed south-facing detached farmhouse of late 17th century origins in need of some improvement., An edge of village location with mature gardens and triple garage plus 8 acres of pasture including wood and 2 ponds. EPC Band D.

Situation - The property is situated in a rural location just beyond the edge of the sought-after village of Exminster which is a thriving village close to Exeter with a strong community spirit and well regarded pre-school and primary school. The village also has a Tesco Express, post office, cafe, hairdresser, delicatessen and a doctor’s surgery together with two pubs. There is a church and village hall both holding various activities. Exminster Golf Centre is on the other side of the village, and nearby is Exeter Canal and countryside walks, including the RSPB Reserve on Exminster Marshes. The University and Cathedral City of Exeter provides a wide range of facilities befitting a centre of its importance. Exeter has a railway station on the London/Paddington line whilst Exeter airport is to the east of the city.

The Farmhouse - Towsington Barton is Listed Grade II by Historic England and the notes state that it is probably a late 17th century re-modelling of an earlier house of cob and Heavitree stone under a slate roof though formerly thatched. The notes refer to the layout as a nice example of a late 17th century arrangement.

A porchway leads through a front door to a cross passage hall with parquet floor with two staircases to the first floor. The sitting room has a massive Heavitree stone inglenook fireplace with remains of a former bread oven, historic mullion window and exposed beams. The drawing room, which also faces south, has a modern brick fireplace in front of an old stone fireplace, exposed beams and display niches. The dining room is ‘L’ shaped and has exposed beams and an attractive outlook to the garden and field beyond. The kitchen has a range of pine-fronted cupboards and drawers, a sink unit and an electric cooker. Off the kitchen is a large pantry with historic tiled floor and massive slate slab shelving together with wooden shelves. Rear hall with door to outside and cloakroom off. Accessed from the outside is a store room with oil-fired boiler.

The first floor is serviced by two staircases leading to a landing and cloakroom. Bedroom 1 faces south and enjoys fine views; it has a high ceiling, extensive wardrobes and an en suite bathroom with bath and shower over, WC and wash basin. Bedroom 2 is an excellent sized double room facing south with an outlook to the gardens and nearby barn conversions; it has a vaulted ceiling and a built-in wardrobe. Bedroom 3 is also a double room with a similar south facing outlook. Bedroom 6 is a double-sized room at the rear of the house and leads to Bedroom 4. Family bathroom with shower, wash basin and airing cupboard with factory lagged hot water cylinder and immersion heater. Bedroom 5 is accessed off the secondary staircase and is another double sized room.

The Grounds - A stone chipping driveway at the rear of the house to an excellent triple garage 31’6” by 12’3” with three up and over doors plus pedestrian door. There are sweeping lawns with shrub borders on the south and east sides of the house. Various attractive stone walls, large Wisteria and two conifers. Greenhouse and small store room attached to the house. Fine mature beech tree by the drive.

The Ponds And Land - To the north of the house is a large wildlife pond which is an attractive feature whilst the land extends to the side and further to the south including access to a track at the far end enabling separate vehicular access. There is a further large wildlife pond towards the eastern side which is surrounded by natural woodland providing a haven for wildlife. In addition, there is a small, fast flowing stream which runs along the eastern boundary and the property also has a stream on the northern boundary. Overall the property extends to 7.93 acres. Please see plan. There are resident geese which the owners would like to include with the property!
Please note the strip of land coloured brown on the plan is not owned and has not been fenced off from the field.

Services - Mains electricity, mains water, private drainage. Oil fired central heating. It is envisaged a buyer will want to put in a new private drainage system

Directions - Proceed to the centre of Exminster and turn right into Days-Pottles Lane just after the post office signposted Luccombe Fishery. After a further mile turn left into Towsington Lane and within 300 yards Towsington Barton is on the left.
