In a little hamlet surrounded by open fields with far-reaching views, stands a well presented, substantial, former farmhouse together with a brick barn converted into a two storey annex. Both the house and barn are filled with light and airy spaces - the house alone has almost 4,000 square feet of accommodation with the barn more than 1500 square feet, and there is a superb connection to the outdoors. The grounds amount to around Circa 3.5 acres and a further brick outbuilding includes a garage and open-fronted car bays. Villages nearby provide excellent education and the city of Lincoln is only about 6 miles away. EPC Rating F, Barn D
“Thorpe-Le-Fallows is a well-kept secret, halfway between Lincoln and Gainsborough and halfway between Sturton by Stow and Scampton – close enough for central Lincoln commuting convenience and far enough for rural peace and tranquility. It’s a small hamlet surrounded by beautiful Lincolnshire farmland which in the pre-industrial age must have been some of the most valuable and productive in the country judging by the quality of the churches that have been built”
“We came to Lincolnshire for a number of reasons. Although we had a lovely house and didn’t really want to move, I had been working in Lincoln for a few years and was tired of a long commute from the Pennines. I had discovered that there were some of the best secondary schools in the country around here with both grammar schools and equally good comprehensives, and as we weren’t happy with our daughter’s school and our son was due to move up to secondary school, it made sense to relocate. We were also looking for a larger house so that our parents could come and either live nearby or stay for extended periods”
“Clandon House was never a grand house but a farmhouse that has gradually been added to over time. The main part seems to date to around 1825 but evidence suggests it was probably built onto an older property”
“We have lived here since 2004 and during this time we have progressively opened up all the vistas so that the house and barn now appear to sit just back from Thorpe Lane in about 4 acres of parkland with an orchard of fruit trees to one side and far-reaching views in all directions, easily enjoyed from many viewpoints within the house. Across the fields to the front of the house you can see Lincoln Cathedral in the distance and from the bottom of the garden at the back you can see the lovely church in Stow”
“Over time, we have lived in and enjoyed a number of old houses. We like the period features and Clandon House has lots including the kitchen range, fireplaces in many rooms, the lovely bridge at the top of the dividing stairs together with the large rooms and the big Georgian style windows. We also like modern comforts so have installed a modern Alpha range cooker which supplies the central heating, solar hot water, double-glazing, and electric underfloor heating in the annex; luxuries include marble as well as oak flooring”
“Our children went to the much sought-after William Farr Comprehensive in Welton, about 12 minutes’ drive, where there is also a small Co-op with a post office and a highly regarded Indian takeaway. The local GP and pharmacy, which has been superb, is in Saxilby, about 12 minutes’ drive in the opposite direction, where there is another Co-op/post office and a most excellent Chinese takeaway”
Thorpe in the Fallows, also known as Thorpe - Le Fallows or indeed West Thorpe, is mentioned in the Domesday Book of 1086 as a larger settlement but now is a tiny hamlet surrounded by farmed fenland, around 6 miles north of the historic city of Lincoln - whose cathedral can be seen from the house - and only a couple of miles from amenities and a good primary school at Sturton by Stow.
Schools
The neighbouring village of Sturton by Stow, less than 5 minutes away, has a primary school with a Good Ofsted report. For secondary education, 11 miles away (20 mins) in Gainsborough The Queen Elizabeth’s High School is a grammar school rated Outstanding by Ofsted. William Farr C of E Comprehensive is 9 miles (about 12 mins) to the east in Welton and is also reported by Ofsted as Outstanding. Otherwise, there are many schools in Lincoln, including the excellent independent Minster Schools, both Junior and Senior.
