Pasture Farm, Adlingfleet Grange & Hall Corner Farm forms Lot 1 of the Goole Estate.
Adlingfleet Grange House
A detached modern four bedroom property constructed in 1994 from brick under a pitched clay pantile roof. The house has surrounding lawned gardens and is situated to the side of the small farmstead and a short distance from Pasture Farm. The ground floor comprises a hall leading to three reception rooms and kitchen with utility. On the first floor there are four spacious bedrooms (one en-suite) and a family bathroom. Outside there is a good sized garden with lawn and mature trees with a large parking area to the side. The property is let on an Assured Shorthold Tenancy.
Pasture Farmhouse
A traditional five bedroom farmhouse situated at the
entrance to the farmyard with an adjoining range of
traditional brick buildings and close to the farm office
building and main range of farm buildings. The property
is uninhabited and requires modernisation.
Ousefleet Hall Lodge
A detached brick built two storey property converted from three cottages located close to Hall Corner farmstead. The eight bed property requires modernisation although it has off road parking, gardens to side and rear with a small range of outbuildings and has potential for redevelopment or subdivision (subject to planning consent).
Pasture Farm Buildings
The buildings include a range of traditional buildings, over 10,000 tonnes of grain storage, grain dryer and machinery and general purpose stores.
Hall Corner Farm Buildings
Comprise three potato stores, grading shed and general purpose store.
Adlingfleet Grange Buildings
Comprise classroom, traditional building, workshop and general purpose building
The Farmland
The majority of the arable land is grade 1 and 2 with a small area being grade 3 and extending to 1,841 acres (745 hectares). The soils are part of the Romney soil series and are classed as being deep stoneless permeable calcareous coarse and fine silty soils. The grade 1 land runs to the south of Pasture Farm. The farm is accessed via a number of internal farm tracks with these also serving the wind turbines.
The three reservoirs provide 90,000m3 of water storage and an underground ring main runs south from Hall Farm under the public road onto Pasture Farm.
