Also known as 'Gwel Teg' (Cornish for 'Beautiful View'), the property sits in a tranquil location and comprises 2 acres of pastureland with a wooded area, some river frontage and a polytunnel.

Method Of Sale - The property will be offered for sale by Online Traditional Auction. The online auction is scheduled to end on Tuesday 24th May 2022 at 6:00pm. The vendor reserves the right to withdraw or alter the property for sale prior to the auction end date. The property can be accessed via our website stags.co.uk - Online Property & Land Auctions.

Situation - The land lies in attractive Cornish countryside between the villages of Rosenannon and St Wenn, within easy reach of some of the most renown surfing beaches in Cornwall. It is conveniently situated around 3.5 miles to the east of the Winnard's Perch roundabout on the A39 and approximately 4.5 miles north west of the Victoria Junction on the A30. Wadebridge is just under 6 miles north and has a comprehensive range of leisure and shopping facilities, as well as the Camel Trail, which offers miles of scenic walking, cycling and horse riding between Bodmin and Padstow.

Description - Also known as 'Gwel Teg' (Cornish for 'Beautiful View'), the property sits in a tranquil location and comprises 2 acres of pastureland with a small wooded area, with a generous length of frontage along two tributaries of the River Camel. Accessed off a rural lane via a gated entrance (shared with the adjoining field owner), the field has ample hard standing which provides a convenient parking area. A stoned track runs the full length of the southern boundary.

Beside this track are two small buildings, one housing the metered mains water supply and the other provides a shower and a composting toilet. A 20' x 14' polytunnel (with tables and water supply) is found at the end of the track, along with two raised beds and various composting bins. There is an area of hardstanding nearby, which could potentially be used for additional buildings, subject to any necessary consents.

There is a small wooded area where the two streams meet in the northwest corner. This picturesque spot is an ideal area where one can enjoy a relaxing glass of wine of an evening, to the sound of the birds and the babbling stream. The package as a whole is well suited to making use of 28-day camping permitted development rights, and could very much serve as a weekend getaway, for couples or families, local or from further afield.
