Charming brick and flint cottage with land and woodland. Approaching 19 acres in all.

Description

A delightful brick and flint cottage, set in a wonderful elevated position amidst rolling countryside, with just under 19 acres of land and woodland, together with a stable yard. This pretty four bedroom property dates back to about the mid 1700s, with later additions and provides charming and characterful accommodation in a superb location and beautiful far reaching views.

The accommodation is arranged around a lovely central courtyard with a stable door leading to the kitchen/breakfast room. The kitchen, overlooking the garden to the rear, is well appointed with a range of units, complemented by granite worktops, with appliances including an oil fired Aga, integrated dishwasher and a fridge/freezer. A staircase leads down to a cellar, ideal for storage and further appliances if required. There is plenty of room for a large table. Just off the kitchen is a utility room, with units and space for appliances, a cloakroom and door access to the rear garden. Also lying off the kitchen are two converted stables, cleverly designed to provide a dining room and a study. Both rooms are vaulted with stone flooring and overlook the courtyard, with outside access from the study, which also features a triangular oriel window. Enjoying a delightful outlook over the lovely gardens is the sitting room, a dual aspect room, full of character with a multi fuel wood burner and large areas of exposed stone, brick and flint. A triple aspect snug lies behind, overlooking the garden and courtyard, with beams and French doors on to the courtyard.

On the first floor are four characterful bedrooms with wonderful garden and paddock views. The principal dual aspect bedroom, with an en suite shower room, features delightful cottage windows. The remaining three bedrooms are served by a family bathroom, with shower over.

Outside
Occupying an idyllic tranquil location, The Cottage is approached off a country lane on to a gravelled driveway, flanked by lawn, leading to a parking area for several cars. The gardens lie to three sides of the house, with a lovely entertaining terrace adjoining the house to the front and side. The gardens are mainly laid to lawn, interspersed with a variety of trees including apple and flowering cherry, and enclosed by post and rail fencing, hedging and mature trees. The pretty courtyard to the front gives a further spot for outside dining or a quiet place to relax. Beyond the garden are three paddocks, a large area of woodland, leading to a further field of about 7.5 acres which provides riding access to a network of bridleways. The backdrop for the land and woodland is wonderful rolling countryside. There is a large garden store to the front, and an attractive greenhouse to the rear. A stable yard, just off the driveway, with 4/5 stables, hay store, tack room and tractor store, adjoins the paddock land. Approaching 19 acres in all.
