A beautiful Grade II listed, Old Rectory on the edge of an idyllic Chilterns National Trust village, an exciting restoration project.

Description

The Old Rectory is a handsome Queen Anne family home which was built as the rectory in 1726, with a substantial Victorian wing sympathetically added at a later date. This is the first time the property has been on the market for 62 years and makes an exciting restoration project for the new owner. Set within private formal gardens, the elevations are brick and flint. The accommodation flows effortlessly throughout the property and it is ideal for both entertaining and family life. The main features include wonderful proportions throughout the ground and first floors, including the large south-facing drawing room and dining room. The lower ground floor offers further accommodation, benefiting from natural light and separate access. The first floor incorporates 5 good sized bedrooms with two bathrooms. The second floor access is currently partitioned off (access can easily be re-opened) from the first floor but there is a separate staircase at the rear of the property which leads to the second floor where there is a two bedroom flat with kitchen, living room and shower room.

The property is approached via a subtle drive from the main road, the drive forks with a spur running to the front of the property and the other passing the brick and flint agricultural building arriving at the stables. The area of garden that the property overlooks at the front, is predominantly laid to lawn with two generous paddocks beyond. A grass lane from the corner of the paddocks leads to a large field currently used for grazing horses. The green lane is lined with hazel and is flanked with bluebells in the spring.

To the rear of the house is an attractive partly brick, flint and timber farm building, currently used for garden storage, machinery, tackroom ,garage and firewood storage. The stable yard beyond consists of seven stables, store and a detached timber barn, previously a granary. There are the remains of a tennis court next to the stables, beside a garden enclosed with fencing and a brick wall, once a thriving orchard. From the back of the house there is a vast network of footpaths and bridleways allowing for hours of stunning walks and rides.

Location

The Chiltern Hills stretch from the River Thames in Oxfordshire to Hitchin in Hertfordshire and are nationally protected as some of the finest countryside in the UK. Encompassing bluebell woods, rolling hills and ancient woodland, the area is well-known for wonderful walks, pretty villages and country public houses.

The property is set privately near the picturesque village of Bradenham which lies in a valley through the Chilterns. This quintessentially English village and all the surrounding land is wholly owned by the National Trust except for The Old Rectory and one other property. The village enjoys pretty cottages, a church with village cricket green, a welcoming pub, and views over open countryside. Comprehensive shopping and leisure facilities are available at High Wycombe or Princes Risborough as well as a prize winning butcher in West Wycombe 2 miles away. Oxford is only 25 miles away and has many attractions. The Ashmolean Museum, Oxford Castle, Bodleian Library and the O2 Academy are a few examples.

Buckinghamshire is renowned for its state and private education providing an excellent selection of both within the locality. The surrounding Chiltern countryside has an abundance of walks and bridleways which are immediately accessible from the rear of the property. As well as areas of historical and national interest with excellent access for the commuter to London and the M25 and M40 motorways.
