A beautifully designed Grade II listed barn with
outbuildings set in over 14 acres of gardens and
grounds just outside Stockbridge

Description

North Park Farm is an exceptional conversion of a Grade II listed barn, which was designed and implemented for the current owners by architect, Giles Jollands. Giles worked with highly skilled craftsmen to create an incredible living space which is both contemporary in design and faithful to the original structure and materials of the historic barn.
The barn sits within its own courtyard of outbuildings, with wonderful gardens laid out to the west. It is approached via a discreet 5-bar electric gate which opens onto a gravel driveway, currently shared with the adjacent ‘Old Farmhouse’. A new access has been granted by Hampshire County Council.

The living space is focussed around an incredible kitchen/ dining/living room which exemplifies the very best of barn living with a superb sense of space and a rich natural texture from the barn’s timber frame and roof structure. There are large sliding doors opening out to the courtyard and terrace with full-height glazing flooding the property with light. The bespoke kitchen is by Bulthaup and includes a large central island, a 4-oven gasfired Aga and a walk-in pantry. There is a large boot room, utility room, cloakroom and an office. A stunning double-sided wood burning stove sits between the dining area and a sitting room which is a snug and cosy evening space.

A cleverly designed curved staircase and wall create a reception hall from which a pair of steps lead down to reach a magnificent formal drawing room which has a wood burning stove and large sliding doors opening out to a terrace with the walled gardens beyond. There is a guest cloakroom and an impressive temperature-controlled wine room.

The principal staircase leads up to the larger first floor gallery, currently used as a study. The landing then leads down to the principal bedroom, which has full height sliding windows with magnificent views over the walled garden and a beautifully designed en suite bathroom. There are two further bedrooms and a bathroom on this side of the house. A second staircase leads up to another two bedrooms, a bathroom and a further gallery. The heating system is contained in an external plant room and the property benefits from a Mechanical Ventilation and Heat Recovery System. There is CAT-5 wiring and data points throughout the house, Lutron lighting and an Apple Airport Express music system.

The CourtyardTo the east of the barn is an extremely attractive courtyard of buildings which contains a granary, a garden store with a hayloft above, an open-bay cart shed, a former range of stables/stalls and a modern machinery store/garage building.

Gardens, grounds, pasture and woodlandThe gardens at North Park Farm are exquisite with a wide dining terrace and lawns found to the south-west of the house divided from the pasture beyond by bespoke estate fencing. The walled formal gardens are found to the north-west with deep herbaceous borders, lawns, gravel paths, pleached hornbeams and an apple tree walk. A charming summer house is tucked to one corner, and there is an irrigation system and garden lighting. Adjacent to the walled garden is a sheltered kitchen garden, also benefitting from irrigation.

Beyond the formal gardens is an area of orchard leading up to the pastureland beyond. To the far south-west of the property is a block of deciduous woodland with traditional hazel coppices which is a wonderful wildlife habitat.

The Old FarmhouseThe Old Farmhouse is a Grade II listed, 4 bedroom farmhouse which was refurbished from 2009 and sits in about 6 acres of gardens and paddocks. It may be available by separate negotiation, further details of which can be discussed with the agent.

Additional Info

The site of North Park Farm has a rich history and there is evidence of occupation since Roman times with an archaeological site being discovered nearby. It was also once part of the John O’Gaunt Estate, which at one time centred around a Royal Palace. The wood is Oak and Hazel, is designated Ancient Woodland and is one of the last remaining habitats of The Duke of Burgundy Butterfly.

The current owners purchased the property in 2007 at which time it was a derelict house and farmyard, listed Grade II for the group value of the buildings which are still together, unspoilt and a rare example of 18th Century vernacular architecture. The Old Farmhouse was restored first with the conversion of the barn taking place in 2013.

Rights of wayA footpath sits within boundary of the property and is well screened behind a mature hedge. It runs from the Somborne Park Road, along the southern boundary of the grounds and then between the pasture and the woodland before exiting on the eastern boundary.
