Family home in quiet setting on the edge of Auchterarder.

Description

Eaglesview is a hidden gem of a home, situated up a private track away from the main residential streets of Auchterarder. Once a fully-fledged farmhouse with cattle byre, the property is now an attractive family home. According to Historic Environment Scotland, the original part was a low cottage dating back to about 1763. The main part of the house was added in the early 19th century and occupied as a farmhouse and the attached original cottage was used as a cattle byre. The property was significantly extended by the current owners in 1993/94 to transform what was a small house into a much larger and more appealing family home.

The ground floor is approached by a front door from the courtyard, flanked by stone pillars. The reception hall has a fireplace and room for seating. The sitting room sits off here, and also has an open fireplace with feature stone surround, and doors leading into the garden. Wooden double doors open up into the dining room beyond which has patio doors leading outside, and a door linking it into the reception hall. A separate corridor off the hall leads to the kitchen. Off this hall is a WC and utility room. The kitchen overlooks the front courtyard and is fitted with units and appliances including an AGA. A door leads into the family room beyond, which sits in the original low-cottage. It has windows on three aspects and a fireplace.

From the entrance hall, a staircase leads up to the first floor. On this level there are four bedrooms, one of which has an en suite bathroom and two fitted wardrobes. The other three bedrooms have fitted wardrobes too, and there are excellent storage cupboards off the hall. A family bathroom with both freestanding bath and separate shower cubicle completes the upper level accommodation.

The gardens at Eaglesview are spectacular, rich with seasonal colours, thanks to an abundance of rhododendrons and azaleas amongst a variety of other shrubs and trees. The gardens are partially surrounded by mature trees providing great shelter. The principal garden lies to the west of the house and wraps around to the north where there are wonderful views over the neighbouring farmland and beyond. An attractive paved patio overlooks the garden and is a wonderful spot for barbecues and entertaining in the evening light.

To the east of the house is a spacious area of private parking. There is approved planning permission for the addition of a garage.

Location

Eaglesview sits in a wonderful setting on the northernmost edge of the west end of Auchterarder. The house has beautiful uninterrupted views over farmland to the north, and towards the Perthshire hills beyond. Auchterarder provides excellent day-to-day services including a supermarket, two butchers, bakery, post office, ironmonger, library, health centre and primary and secondary schooling, as well as a wide range of specialist shops. Gleneagles railway station is less than two miles away, and runs daily services north and south, including a sleeper service to London, while Dunblane provides commuter services to both Edinburgh and Glasgow. Perth lies some 15 miles to the east and offers a broad range of national retailers, theatre, concert hall, cinema, restaurants and railway station. The Gleneagles Hotel is also less than two miles away, and offers a wealth of facilities including three championship golf courses: The King’s, The Queen’s and the PGA Centenary, which was the course venue for the 2014 Ryder Cup.

The cities of Edinburgh and Glasgow are both about 45 miles drive, and provide international airports, railway stations and extensive city amenities. Independent schools in Perthshire include Morrison's Academy and Ardvreck in Crieff, Glenalmond just beyond; Craigclowan on the edge of Perth, and Kilgraston and Strathallan near Bridge of Earn. Dollar Academy is also within easy reach. The surrounding hills and glens offer many walks and the opportunity to enjoy the scenic beauty of the Scottish countryside and observe the native wildlife.
