DETAILED DESCRIPTION

LOCATION AND SITUATION

The land is located off the Bury Road (A143), situated to the south-east of the village of Wickhambrook and south-west of the hamlet of Clopton Green.

THE LAND

The land is offered for sale in one block with direct access off the Public Highway. Three access points are marked with an 'A' on the Sale Plan.

The majority of the soil is shown on the map of the Soils Survey of England and Wales as being of the Hanslope Association, which is described as a slowly permeable calcareous clayey soil. Part of the land is of the Ludford Association which is described as deep well drained fine loamy, course loamy and sandy, locally flinty and in places over gravel.

BASIC PAYMENT SCHEME

The land is registered on the Rural Land Register. The Seller will oversee the transfer of 23.56 units of Entitlements to the Purchaser post completion, subject to the Basic Payment Scheme regulations. The current occupier of the land will retain the benefit of the 2022 BPS payment.

TENURE AND POSSESSION

OVERAGE

The area of the Property shown hatched blue on the plan will be subject to an overage. The purchaser (and their successors in title) will be required to pay 30% of the increase in value of the property resulting grant of planning permission for any use which is not equestrian, agricultural or woodland. The overage payment shall be triggered by the implementation of the relevant planning permission or sale of the property with the benefit of the relevant planning permission, whichever is the earlier. The overage will be applicable for a period of 35 years from the date of Completion.
