As well as the accommodation in the main house there is also a fantastic double garage as well as a workshop in the basement. The property was designed and built to almost passive house standards with a timber frame by Scandia Hus, insulation well above buildings regulations, triple glazed
windows orientated to achieve max solar gain and low heat loss and air tightness all to eliminate the need for a boiler and central heating. 28 pv panels and a 10k/hr battery produce and store electrical energy.
A ventilation and heat recovery system was installed with a 60m long geothermal earth tube to provide tempered filtered air to the entire house. This
reduces the amount of heat required in cold weather and also provides cooled air to hot weather meaning that no air conditioning is needed. Two wood burners were installed to provide occasional warmth during long periods of sunless weather. In addition very large overhanging eaves were incorporated to reduce the risk of overheating during summer sunshine. Two hot water stores with priority heating from the pv panels were provided to store and supply ample hot water. For equestrian use there are also excellent stables by Monarch and a tack room. Outside there is plenty of parking which is accessed via electric gates, a well-stocked vegetable patch with delicious purple sprouting broccoli and a lovely garden.
Beyond there are two paddocks amounting to over four acres which is available in Lot two by separate negotiation and a further barn making this home ideal for equestrian use.
The Old Stable Yard is ideally located for everything the South Hams and Devon has to offer. There is easy access to the River Dart via the popular
village of Stoke Gabriel as well as being within convenient reach of the popular market town of Totnes. From the house there are excellent views out over the countryside towards Dartmouth and over the Dart Valley towards South Hams. Communications are good and regular intercity rail services run from Totnes to London Paddington approximately 3 hours. The A38 Devon Expressway, about 10 miles to the north, provides dual carriageway access to the M5 motorway at Exeter. There are regular flights to London and other UK and international destinations from Exeter airport.
Despite this unspoilt setting, the village of Stoke Gabriel is only about half a mile away with pubs, two restaurants, sailing club and a junior fun sailing club. The village has a Parish Church, a primary school, and excellent village shop. There is a thriving local community in Stoke Gabriel which also has an annual Carnival and Regatta. It is just two miles to the nearest supermarket and about four miles to both Totnes and Torbay which provide a first class selection of shops, schools and cultural amenities, including music and drama at Dartington.
Stoke Gabriel has a toddler group, pre-school and a very successful primary school. Five miles away are Torquay girls and boys grammar schools along
with independent schools, all of which are serviced by coaches from Totnes. Secondary schooling in the area is excellent; South Devon College is recognised y Ofsted as 'Outstanding' and one of the top Further Education and Tertiary Colleges in En
