The woodland was primarily established in 1960 by the previous owner with spruce and Lodgepole Pine, mixed conifers and broadleaves prior to two subsequent harvesting operations in the 1990’s and 2010’s. The recent felling has been replanted with mixed conifers, native broadleaves, and open ground to establish a diverse amenity woodland. The replanting programme has been designed around a diverse and bio-diverse woodland. Timber income may be achieved from felling the remaining mature stand. A paddock forming compartment 1 offers the ability to increase the planting area by woodland creation or be utilized as grazing land.

Boundaries
The property is generally enclosed within stock fences and stone dykes. March fencing is maintained on a mutual basis with neighboring owners, except along the public road where the responsibility lies with the woodland owner. The ground for sale is as described in the title deeds and warrandice will be excluded for any area where the fence line lies outside the legal boundary.

Sporting
The sporting rights are included and are currently un-let. With a good access and open spaces there is a potential for good woodland deer stalking of roe from high set and on foot.

There are currently no existing grant schemes over the property.

Roads
The property is access directly off the B979, with the prominent access at the northern end of the property in Compartment 2. Additional access is located at the southern end of Compartment 3. Compartment 4 is also accessed directly off the B979, while Compartment 5 is accessed off a minor road running west of the B979.

Third Party Servitudes and Burdens
The property is sold under the conditions of the Title Deeds, subject to all Servitude Rights, burdens, reservations, and wayleaves including rights of way and rights of access howsoever constituted.

Deposit
The purchaser will be require to pay a deposit of 10% of the purchase price within 10 days of the conclusion of missives. If the payment is not made with the time limit the seller will be entitled to cancel the sale contract.

The balance of the purchase price will become payable upon the date of entry, whether physical possession is actually taken by the purchaser. If this payment is not made by the due date interest at 4% above the prevailing base rate of the Bank of Scotland will be charged thereon from the date due until paid.
