A charming extended cottage near Dunkeld.

Description

Originally a farmworker’s cottage dating from the 1800s, Muirybutts has been in its current ownership since 1973. It has been extended and refurbished over the years and now forms a more substantial five-bedroom house. The property is wonderfully private being surrounded by open fields. It is approached by a private driveway which is lined on one side with chestnut trees. The house has a pretty front door between its two south facing bay windows, but the main entrance is now at the rear of the house where there is a large and practical utility/boot room which has lots of storage. Beside the utility room is a WC and a small hall which leads into the original part of the house. Here there is a sitting room with a large mantel and a wood burning stove forming a cosy focal point. Adjacent is the dining kitchen which has modern kitchen appliances set in amongst more rustic timber units. It also has a walk-in pantry/larder. Both the kitchen and the sitting room have prominent bay windows with window seats and space for dining tables. On the west side of the sitting room is a large bright double bedroom which has a door to the garden and an en suite shower room.

Stairs from the sitting room lead upstairs to four further bedrooms. Bedroom 1 is situated in the rear extension. It is a lovely bright room with windows on three sides and an en suite shower room. Bedroom 2 overlooks the front of the house and bedrooms three and four are charming single bedrooms. These three bedrooms share a family bathroom. All the bedrooms have been refurbished and redecorated in the last few years.

Outside
Muirybutts sits in about 0.5 acres (including the driveway). There is a gravel parking area to the west of the house and a delightful south facing front garden with a herbaceous border and two mature apple trees. The rear garden is mainly down to lawn enclosed by a stone wall and with lovely views to the north.

Outbuildings
A useful garden store is situated in the back garden. It is whitewashed, with a window, a slate roof and a blue painted door to match the house.

Location

Muirybutts is situated in a peaceful and scenic part of Perthshire about 4 miles east of Dunkeld. The house is surrounded by farmland and native woodlands owned by Snaigow Estate. To the north and west are lovely views to heather-clad hills. With the River Tay and lochs Clunie, Butterstone, Craigie and the Loch of the Lowes all nearby, the house is close to some of Perthshire’s most beautiful countryside. Muirybutts is well placed for access to Perth and Edinburgh via the A9 and M90 from Dunkeld, and Edinburgh Airport is about 57 miles away. A sleeper service runs from Dunkeld train station directly to London. Blairgowrie (7 miles) caters for most daily requirements with a range of shops and professional services including four supermarkets. Dunkeld, with its historic cathedral and picturesque setting on the banks of the River Tay, has a selection of excellent independent shops, cafés, hotels and galleries. Perth is 15 miles to the south and has a wider range of shops, cultural and leisure facilities as well as professional services and schooling. There are some excellent cycle tracks and woodland walks in and around Dunkeld as well as some notable Munros to the north and west.
