A substantial and impressive 4 - 5 bedroom barn conversion with immense character and charm, set within this quiet hamlet between Wells, Castle Cary and Shepton Mallet.

THE HAYLOFT HUXHAM LANE, EAST PENNARD, BA4 6RP

A substantial and impressive 4 - 5 bedroom barn conversion with immense character and charm, set within this quiet hamlet between Wells, Castle Cary and Shepton Mallet.

The accommodation is of generous proportions and includes a reception hall, sitting room, kitchen breakfast room, utility/boot room, second reception room/5th bedroom, two w.c.'s, four first-floor double bedrooms, two en-suites and a family bathroom.

Outside there are two separate lawned garden areas, a 0.22 acre paddock, parking and a double carport.

About the area

Huxham is an idyllic small rural hamlet of just a few farmhouses, barns and cottages with no through traffic. It lies well away from busy roads but with good access to Wells and the surrounding towns including Glastonbury, Street, Shepton Mallet and Castle Cary. Huxham Farm enjoys a quiet setting and is currently owned by members of one family. It has been developed to provide 4 separate and very individual properties.

Accommodation

The barns within Huxham Farm were purchased by the current owners in 2003 and converted shortly after. They were built in the mid-1800s and many of the period features internally have been retained, as well as the stone cobbles at the entrance to the Hayloft.

An oak front porch has been added to the main elevation, under which is the front door which leads into the entrance hall. To the left hand side is the sitting room which has many features including exposed stone work, ceiling beams, timber floorboards, a wood burning stove and a triple aspect with French doors leading out to the garden.

On the other side of the hall is the kitchen breakfast room which has a tiled floor and a dual aspect allowing the light to flood in. There are plenty of kitchen units with wooden worktops, a stainless steel sink and an electric range cooker. At the far end of the room there are further cupboards, one of which housing the boiler, and a door leading out to the side garden.

Within what was once the loading bay is the wide open reception hall which has exposed stone walls, french doors out to the cobbled courtyard and the second staircase rising to the first floor. Beyond the reception hall is a further reception room which could potentially be used as a 5th bedroom or study, a utility/boot room and a cloakroom. There is a second cloakroom by the sitting room too.

**

Leading upstairs from the reception hall, you reach a lovely galleried landing with a continuation of the exposed stonework from downstairs, a vaulted ceiling with exposed beams and set of french doors leading out to a balcony which overlooks the courtyard. Remote controlled Velux windows make this a very light and airy space which could be used as a study or reading area.

The master bedroom also has a lovely open vaulted ceiling with exposed timber beams as well as having built inn wardrobes and a modern en-suite bathroom with a shower above the bath, a w/c and basin. The guest bedroom sits at the opposite end of the property, having its own en-suite and a lovely southerly aspect. There are two further almost identical double bedrooms and a large family bathroom with a bath, basin, w.c. and floor and wall tiles.

Outside

At the entrance to Huxham Farm, a shared driveway from Huxham Lane sweeps into the communal grounds, adjacent to the small paddock and up to the parking area where there is visitors parking and private parking in front of the double oak carport.

Across the drive from the carport is a ring fenced paddock with a five bar timber gate for access. The paddock totals approximately 0.22 acres and would be ideal for goats or chickens.

Immediately outside the sitting room is a south facing lawned garden with a low stone wall around the perimeter with trellis on top for added privacy. A pedestrian gate at the side leads to a patio area behind the house where there is the oil tank, bin stores and a path leading down to another completely private lawned garden area which could be ideal for vegetable patches.

Services

Mains water and electricity. Private drainage. Oil fired central heating.
