Description
Chadbury House is a handsome period property believed to have been built in 1806 as the dower house to the Wood Norton Estate. It later became the residence of the land agent to the Wood Norton and nearby Ragley estates and in The Great War was a hospital for recuperating soldiers. Also used as a training centre for an agricultural company and a residential accountancy college it finally reverted to a family home and although not listed has a wealth of elegant period features to include large sash windows some with original shutters, high ceilings with decorative cornicing and feature fireplaces. Of particular interest are the floor to ceiling land agent’s cupboards from 1870’s which are in the breakfast room still showing the painted names of the local estates and land owners that held the shooting records.
The accommodation is well proportioned with all rooms being generous in size and flooded with natural light. From the main reception hall there is a formal drawing room with a wood burning stove and the adjacent sitting room has a feature fireplace with original decorative tiled slips. The kitchen has limestone tiled flooring, a superb range of floor to ceiling contemporary gloss units with granite worktops and integrated appliances to include two Zanussi multifunction Pyrolytic ovens, CDA induction hob, Bosch dishwasher and a washing machine. The adjacent boot room has a flagstone floor and a separate cloakroom. An archway from the kitchen leads through to the fabulous breakfast room which has pine flooring and a door through to the formal dining room which also has a wooden floor, a full height sash window to the front elevation and a door to the adjacent orangery which enjoys superb views and French doors opening out into the garden.
There is extensive storage in the dry cellar which has a separate wine cellar and it is also where the Worcester Bosch gas fired central heating boiler is also located.
On the first floor there are five bedrooms all enjoying views over the gardens and a luxury family bathroom with a free standing bath and a rainwater walk in shower together with a separate fully tiled family shower room.

Gardens & Grounds
Chadbury House is set in gardens and grounds extending to approximately 4 acres. Approached through gates and a sweeping driveway to an extensive parking area with detached triple garaging the gardens are predominantly laid to lawn with mature well established trees and hedging. There is a fruit orchard with mixed pear, plum, damson and apple trees and a separate fenced paddock.
