This former gamekeepers and gardeners bothy was acquired by a local family from within the Bayham Estate in 1976 with this being the first time since then that the property is being offered for sale. The current owners always had a fondness for the Bayham Estate and an opportunity to acquire the original bothy was an opportunity not to be missed. Over the years the property has been sympathetically extended and re modelled to create a real sense of flow through the accommodation, which now comprises a generous reception area named The Atrium by the current owners in light of the many doors accessed from this area. There is a good sized study with own fireplace and views over the garden. The kitchen/breakfast room is reminiscent of a farmhouse style with a useful boot room/utility room and a walk in pantry. The principal reception room has an open fireplace with 'Jetmaster' burner and opens through to a wonderful conservatory providing 180 degree views of the gardens and beyond. There is a separate dining room which would accommodate a good sized family table, a rear hallway leads to the bedrooms with the master bedroom having French doors opening onto the front terrace and a large en suite shower room. The remaining three ground floor bedrooms have access to a bathroom and toilet with a pine staircase leading from the rear hall to the first floor attic space, versatile for a wide range of uses. Stepping outside into the wrap around gardens you have a choice of wandering through areas of wild flower meadows, sitting on the terraces or formal gardens or perhaps tending to the large kitchen garden. For more active pursuits the enclosed all weather tennis court is discreetly hidden from the property and has its own timber chalet from which you can view the court. A selection of outbuildings provide plenty of storage for ride on mowers etc as well as garaging for small cars. There is a large workshop and converted stable providing guest accommodation which includes a bedroom, shower room and kitchen. There is ample off road parking with the driveway leading through the main entrance gate and continuing up to the property and turning circle. For those purchasers looking for a 'secret location' surrounded by chestnut underwood and wonderful countryside this really is quite a unique opportunity and we feel sure those that are lucky enough to view will not be disappointed by what they discover.

Nearby villages include Lamberhurst, Cousley Wood and Wadhurst, together with Bells Yew Green on the road to Tunbridge Wells. The villages all have a good mix of social, retail and educational facilities, though a far fuller selection is available at Royal Tunbridge Wells, some 5 miles distance. Tunbridge Wells itself offers a host of well regarded primary, secondary and grammar schools together with further schools in the independent sector. Its principal shopping areas are the Royal Victoria Place and the pedestrianised Calverley Road Precinct which play host to the majority of local retailers. The town extends down through Mount Pleasant Road and the Old High Street through Chapel Place and into the historic Pantiles where you can find a healthy mix of independent retailers, restaurants and bars.
