“Lane End” comes on the market for the first time since 1950.

It comprises a fascinating 3 bedroom cottage and about half an acre of garden fronting Mill Street, with obvious development potential (see note on planning below) for extension of the existing house, the building of one or two more houses, or a “Grand Project” type of new luxury dwelling (subject to planning).

The location of this property is remarkable, and probably unique. It is less than a hundred yards from the village shops and pharmacy, the King's Arms brasserie and the Plough Inn, as well as buses for Cheltenham town centre and GCHQ. Yet it is tucked away from traffic in a quiet position, with a view of the parish church in one direction and Cleeve Common in the other.

The cottage is partly stone and partly brick-built with a slate roof. It has an entrance hall and three downstairs reception rooms, WC and a sunny kitchen with fitted units and Aga. Upstairs are four bedrooms (at present used as three). There is a small bathroom with airing cupboard. There is a paved terrace at the rear, and a block of three modern garages (one at present used as a garden room). The garden contains lawn, flower-beds, shrubs, several old Cotswold stone walls, and an attractive mature walnut tree.

There is central heating and a gas-fired Aga which provides hot water (immersion heater for summer). Decorative order is generally satisfactory, but there is scope for modernisation.

Outside, there is a range of garages, drive and parking area, and a big rear garden with a long frontage to Mill Street, which is a quiet lane.

A purchaser might wish to enjoy the cottage, and its attractive garden, as the family home which it has been for the last 72 years.

Subject to planning, the building might lend itself to extension and conversion, perhaps incorporating the site of the present garages. Alternatively, this may be the once-in-a-lifetime opportunity to create a substantial new modern home which will fit in and enhance its marvellous location in the Prestbury Conservation Area.

The existing cottage might be occupied while work is carried on, and then re-sold, or let as holiday accommodation. Prestbury village is a popular visitor destination, being close to Cheltenham Racecourse, the popular town of Cheltenham and the Cotswolds Area of Outstanding Natural Beauty.

Note on Planning
The cottage has the postal address 23 High Street Prestbury, or Lane End, Mill Street, Prestbury, Cheltenham GL52 3AR and pedestrian and vehicle access is from the short road linking the High Street to Mill Street, signed as “The Bank”, which is not used as an address. No history is known before 1950 except that Lane End was until 1950 part of the adjoining property, now 25 High Street. The Sellers believe that part of that property was at one time the bakehouse for the medieval Prestbury Priory. Probably it was a farmhouse later, or farm cottages.

The garages were built in about the 1960s to replace an old wooden garage and coal-shed.

The cottage is not statutorily listed, but is mentioned in planning guidance as of local interest, probably because the back wall of the cottage is built of stone, and contains a medieval stone carving at first floor level. The whole property is in a conservation area. The view of Cleeve Common from the East door of St Mary's parish church is a “protected view”, which may restrict the height of new development in the back garden.

The vendors have not themselves made any planning applications or pre-applications, but have permitted a third party to make a pre-application enquiry of Cheltenham Borough Council about the possibility of building a small house for their own occupation in part of the rear garden. The overall response was positive.

Services: All mains services are connected.
