A smallholding with 220ft canal frontage, 4.70 acres and dwelling for extension and modernisation with views over the canal basin.

Situation
Southlea is situated close to the centre of the village of Braunston on the Northamptonshire/Warwickshire borders. Braunston is a thriving village perhaps best known for its central position on the canal network.

The village has good day-to-day facilities including a shop and post office, butcher, four public houses, hairdresser, garage, village hall, community café, All Saints’ parish church and village school.

There are state primary and secondary schools in the area including Bilton Grange Prep School and Rugby School. The M1 is easily accessed at Junction 18 (Rugby) for the north and Junction 16 (Flore) for the south in addition to the M6 and A45. For the commuter, trains run from Long Buckby to London Euston from 65 minutes and to Birmingham.

Description
Southlea is a detached property dating from around 1952 with southerly views over its own land sloping down to the Grand Union Canal close to its junction with the Oxford Canal. On the ground floor there is a sitting room and a large kitchen dining room with solid fuel Rayburn, electric oven and fitted cupboards, utility, pantry and store with two double bedrooms and bathroom upstairs. There is scope to extend, remodel and modernise the property to take advantage of the fabulous position and views.

Surrounding the house is a lawned garden with a greenhouse, field gate to the village road and, on the far side of the parking area, a detached double brick garage.

Gardens and Grounds
The garden and land are south facing with, below the house, a small paddock having post and rail fencing and a pig ark. A track leads down the hill with some dilapidated barns on the left, sweeping around to the large modern open fronted barn with secure workshop. There is ample parking and some additional dilapidated barns and a small paddock opposite providing further potential. To the east of the track is a large paddock with gentle ridge and furrow, mature hedgerows and a post and wire fence.

At the foot of the hill, a grass bank forms the first part of the canal frontage leading onto a long section of decking with a water supply and scope for moorings. Canal Rivers Trust (CRT) confirm that the new owner will need to apply for an end of garden mooring, and any additional moorings if required. There are views along the canal to a foot bridge, across to the towpath opposite and along to Braunston Marina beyond.
