Downfield Cottage is situated in the sought-after hamlet of West Burton in the heart of the South Downs National Park, with exceptional views of the South Downs.

Leisure pursuits in the area include several golf courses, polo at Cowdray, horse racing at Goodwood and Fontwell, and sailing from many centres along the south coast. Bridleways run adjacent to Downfield Cottage which link directly on to the South Downs and the network of footpaths and bridleways through the Downs.

A former stud farm from 1996 to 2018 - previously home to several notable horses Captain Rio (flat horse) and Ryde Back (jump mare) - the property sits in a rarefied position fronting the Downs with unobstructed views.

A three bedroom cottage with generously proportioned accommodation throughout, the property benefits from large windows allowing it to be filled with natural light throughout the day. The sitting room is particularly spacious with a large window looking on to the garden and fields beyond; also from here the rear terrace can be accessed. The kitchen/breakfast room has plentiful storage, a Rayburn oven and enjoys access to the gardens to the rear. The two bedrooms to the first floor are both excellent doubles and share a bathroom. The house has been well maintained to high standard by our clients during their ownership, but still presents the incoming purchaser with a wonderful opportunity to put their own stamp on it subject to the usual consents.

Access
The cottage and yard are accessed through wooden double gates, and there is a separate gated access for lorries approximately 70 metres to the east.

Facilities
There are ten stables in all, with six located in a detached block, together with a feed store. There is a further block of four and a tack room adjacent, two of which are internal within the barn and the remaining two are large mare and foal boxes.

The Land
The land is mainly pasture with pockets of woodland. There are nine post-and-rail paddocks of varying size, which benefit from automatic water troughs, and several paddocks have slip rails.

West Burton is one of a clutch of hamlets and villages which are quietly tucked away in the middle of the national park between Pulborough and Petworth. All offer good amenities and have strong communities, with the nearby village of Bury providing most things needed for day-to-day needs including a primary school, prep school, public house/restaurant, church and a village hall/post office. A wider range of shopping facilities is available in the nearby market towns of Petworth and Arundel, and the cathedral city of Chichester, where you can also find The Festival Theatre for the arts.

Communication links are excellent, with the A29 and A24 providing access to the M25 and beyond to the national motorway network, Heathrow and Gatwick airports and the south coast.

Notable schools in the area include Cranleigh, Brighton College, Hurstpierpoint College, Lancing College, Seaford College, Christ's Hospital, Washington House, Windlesham House, Dorset House Boys School, and Westbourne House.
