Set in truly idyllic surroundings within the Dartmoor National Park, High Wyke's nearest neighbour is about 500 yards away with lush, unspoilt countryside in every direction. The house is positioned at the end of a 300 yards long council maintained lane. The lane then continues as an unpaved track with direct access to open moorland. The house is carefully sited in a sheltered spot with lovely south-westerly views of steeply rising farmland to the moor. Originally dating back to the 1920s when it was much smaller than it is today, High Wyke has been the happy and much-loved family home of its current owners for the past 41 years. It has proved to be a perfect place for both children and grandchildren to grow up in, with immediate access to miles of footpaths and bridleways accompanied by total tranquillity that is broken only by the sound of the wind and birdsong. The house has been enlarged to cope with a growing family, has been lovingly maintained and today is immaculately presented. It has two reception rooms and a large, L-shaped kitchen/breakfast room, which all look out across the garden and grounds to the moor beyond. The living room has space for separate seating and dining areas next to the open fireplace and has sliding French windows on two sides to the terrace and garden.

The cosy TV/playroom is conveniently adjacent to the kitchen, which has ample room for dining and is fitted with units and a range of fitted electrical
appliances under Corian worktops. All the bedrooms have fantastic, uninterrupted views over the surrounding countryside and all but one have fitted wardrobes. The principal bedroom has an en suite bathroom with the other four bedrooms sharing the family bathroom and separate WC, whilst two also have their own wash hand basins.

The level garden extends out on one side and behind the house and is designed to be easily maintained with a clematis-hung terrace, lawn and fringing borders richly planted with flowering shrubs and a selection of heathers. Beyond the garden and approached by a vehicle width path is the stable block incorporating two loose boxes, tack room and feed store/chicken coop. The stables front onto a concrete apron, with a grassed area and vegetable garden beyond. Adjacent to the garden is a gently rising paddock enclose by post and rail fencing and field hedging. On one side and about 50 yards from the stables is a modern barn that has on occasion served as a party venue. In all the garden and grounds extend to about 3.32 acres (1.34 hectares).

High Wyke sits in a sheltered position in the lee of the moor, which rises up just over a mile away to the south-west. The house is approached via a short
spur through a belt of trees to a tarmac parking area in front of the house that has sufficient space for several cars. To one side is a double garage incorporating an integral space for a workshop.

High Wyke is set amidst beautiful countryside with no neighbours but near to a collection of three villages; South Zeal, South Tawton and Sticklepath. The closest is South Zeal, which has a village shop, two pubs, garage and primary school. Okehampton is within easy reach for most day-to-day requirements including Waitrose and a selection of other supermarkets and local shops. The cathedral city of Exeter is also at hand offering a wide range of shopping and cultural facilities, cafés, pubs and restaurants. A regular train service runs between Okehampton and Exeter St David's (34 minutes), with connections to Paddington (2 hours 4 minutes). Exeter Airport (18.8 miles) has a daily flight to London City Airport as well as offering flights to other domestic and international destinations. There is a wide choice of schools locally both from the state and independent sectors. The two nearest primary schools are both OFSTED rated 2(Good) and from the independent sector there are some excellent schools close by including Exeter School, The Maynard School and Mount Kelly, with a school bus servic
