20 years ago, Hitts Farmhouse had fallen into a state of serious disrepair. It was rescued by the current owner, who undertook a complete renovation with specialist craftsmen using traditional designs and materials where appropriate.
The house and adjoining threshing barn are constructed with plastered cob walls under thatch/corrugated iron roofs and are Grade II listed. Historic England lists the house as originally 16th century. However, the renovation work found physical evidence that it was originally a Saxon-era open hall house dating from the 9th century.
As many original architectural features as possible have been retained and these include a wealth of internal joinery in a variety of woods, much of it from the 16th and 17th centuries. The fantastic brick fireplace, plank and muntin screen and Tudor beams in the reception hall are especially noteworthy.
The two principal rooms on the ground floor are the charming kitchen/breakfast room and adjoining family room. The former has several beams, a tiled floor, bespoke painted timber units including a central island with a slate work surface, AGA inset in a range fireplace and a good-sized dining space adjacent to a wide window seat.
The family room was created from the threshing barn and is a wonderful space that opens into most of the roof void with natural light pouring in through the two former door openings. The remaining portion of the roof space is taken up by a double bedroom accessed by its own staircase.
The feeling of space and light extends to the first floor, which has oak flooring and vaulted ceilings throughout. The many rooms and the way they are laid out allow the property to be used very flexibly.
Currently the house has two separate rooms for home working on the ground floor plus a total of seven double bedrooms and three bathrooms, with the option of creating a wholly self-contained annexe with more than one bedroom if desired.
Outbuildings, Garden & Grounds
Hitts Farmhouse sits back from and gable end on to a little-used country lane, with only one near neighbour and otherwise is surrounded by beautiful, unspoilt countryside.
It faces across an extensive part-cobbled/part-gravelled yard, with parking space for many vehicles, to a traditional, timber-built linhay (a two storey, open-fronted agricultural building with a tallet or hay loft above) under a lean-to corrugated iron roof, which currently provides a wealth of under-cover storage space. At the far end of the yard is a summerhouse with attached deck facing across towards the house.
Behind the linhay is a further gravel parking area with its own entrance off the lane and a flat lawn flanked by a barbeque area, vegetable garden, garden store and greenhouse.
Immediately behind the house and with direct access to is a gravelled terrace with steps leading up to an L-shaped level grassed area, dotted with a selection of fruit trees including plum, apple and cherry. In all the garden and grounds extend to about 2 acres (0.81 hectare).
