This most impressive six-bedroom manor house has a private and secluded situation within its own generously proportioned grounds, backing onto the open countryside of Padworth and Wokefield Commons. The house offers a vast array of leisure amenities well suited to active daily life, including a fabulous indoor heating swimming pool and equestrian facilities comprising turnout, stabling and a ménage.
The main house offers almost 7700 sq ft of accommodation over two floors, which is beautifully presented throughout and offers excellent versatility and flexibility for growing families or professionals alike. There is also annexe potential (subject to relevant consents), should the need arise for staff or perhaps an au pair, with a large space over the first floor of the attached triple garage.
The characterful home has excellent kerb appeal with a gated entrance opening to a long and linear property, the original part dating back over 500 years with a number of later alterations and extensions. As a result, the house has a variety of character features including exposed beams and fireplaces. The internal specification of the home is very high and offers a premium feel, with its stylish bathrooms and vast, vaulted kitchen being the highlights.
The ground floor accommodation has two entrances: via a formal reception hall and also via a second door which opens to the family accommodation. The formal entrance opens to a hallway with a feature fireplace and a staircase to the first floor. From here, doors open to the formal reception spaces, creating an ideal space for at home entertaining with a 27ft dual aspect drawing room and a separate dining room. From the sitting room there is also access to the leisure facilities, a large indoor swimming pool surrounded by a terrace and featuring a changing room, shower and WC. On the other side of the house, accessible to the entrance hall or the separate entrance, is a study, two cloakrooms with WC, a separate cloakroom for coats/shoes, a large utility room, a home office and the fantastic family accommodation.
This comprises a large kitchen/breakfast room serving as the heart of the family home, open plan to a family room which is attached to a conservatory.
Upstairs on the first floor, the bedrooms are arranged around a central landing with useful built-in storage. In the east wing, a principal bedroom features a generous en suite bathroom with twin basins, with a dressing room accessed from the main landing. The five additional bedrooms are all double size and there are a further three bath/shower rooms on the first floor. From the fifth bedroom there is a door to a fabulous 30ft games room above the garage, with its own private entrance, making it ideal for older children or as a gym, or potential to convert to an annexe/studio (subject to obtaining the necessary consents).
Outside

A long imposing driveway leads through a pillared entrance with electric gates to a large gravel parking area with ample private parking for a good number of vehicles and access to a triple garage. There are attractive formal gardens to the front with a selection of shrubs, though most of the outside space is situated to the rear where there is a delightful, lawned garden featuring a pond, an enclosed children’s play area with climbing frame and a paved patio terrace for outdoor dining.
The grounds of about 4.95 acres are ideal for equestrians, with excellent facilities which would suit both amateurs or budding professionals looking for their own space to ride and train at home. The four stables are arranged as a block of looseboxes with an adjoining tack/feed store and a separate timber field shelter set within an enclosed yard. There are three paddocks providing good year-round turnout, as well as an all-weather ménage. There is good hacking locally around Padworth Common while The Croft Equestrian Centre is situated almost opposite the entrance.
