DETAILED DESCRIPTION
INTRODUCTION

The total area offered for sale extends to 154.70 acres (62.61 hectares) located in the village of Fledborough, Nottinghamshire.
FARMLAND
The land forms a good quality block of productive arable land with root cropping potential situated predominantly within a ring fence. The land benefits from being under drained.
The land is classified as being Grade 3 on the Ministry of Agriculture Land Classification Sheet.
The soil survey for England and Wales identifies the land as being part of the Blackwood soil series which is described as being deep permeable sandy and coarse loamy soils with ground water controlled by ditches capable of growing cereals, potatoes, and sugar beet.
METHOD OF SALE
The property is offered for sale by Private Treaty as a whole. The vendor reserves the right to conclude the sale by an alternative method, at their discretion.
