An exceptional, unlisted Edwardian country house set at the Western end of the South Downs National Park

Description

Set back from the lane and behind established hedging and mature trees, Byways is accessed via an automatic gate opening onto a private courtyard with space to house several cars beside the studio and 1 bedroom cottage. Beyond the graveled parking area the house is orientated to take full advantage of the view over the gardens and farmland beyond.

On the ground floor there are 5 reception rooms, 4 of which have direct access out to the terrace or gardens. The kitchen/breakfast/dining room is beautifully presented and has a sociable central island and separate dining area. The reception spaces include a cosy family room, elegant drawing room, garden room and large library/sitting room with impressive volume and French doors leading to the garden. Also on the ground floor is a useful utility room, access to the cellar and a study with French doors leading onto the terrace.

The first floor comprises 5/6 double bedrooms, the principal of which has a large en suite bathroom, and can utilize bedroom 6 as an indulgently sized dressing room. Bedrooms 3, 4 and 5 share a family bathroom, the second family bathroom gives ‘Jack & Jill’ access to bedroom 2. The landing has windows at both ends, affording a wonderful sense of light and space.

Also of note is the pretty and useful 1 bedroom cottage in the grounds with vaulted ceiling, striking timberwork and a set of Crittall doors opening onto the garden and mezzanine level bedroom, kitchen and bathroom and dining room.

A separate studio offers a versatile space, perhaps for working from home, with a w/c and room above. A further outbuilding, with electricity and plumbing, comprises a workshop, machine store, swimming pool plant room and gardeners w/c and offers scope for potential development to additional accommodation subject to the necessary planning consents.

The house and gardens have been carefully arranged for outside entertainment with multiple sun terraces with seating and dining areas to be enjoyed throughout the year.

The gardens surround the house on three sides and have been carefully landscaped and well maintained. Compromising areas of lawns with wonderful established trees, borders with shrubs and flowers, a rose arch leading to the pool area and a small orchard with fruit trees. The outdoor pool has a recently replaced pool cover and is heated by gas.
