Description

Mill of Tannadice is a lovely period house in a beautiful position overlooking the river to the fields on the other side. The house, which is believed to date from the 18th and 19th centuries, is most attractive, being stone built and harled with a slate roof. It sits up above the South Esk with its gardens leading down to the riverbank.

The house was acquired by the sellers in 2018, having been in the ownership of the same family previously until 2013. During prior ownership an ambitious programme of refurbishment and renovation had been undertaken. The house was rewired and replumbed. The kitchen, utility room, bathroom and shower room were all re-fitted. A Rayburn was installed in the kitchen and windows were refurbished and insulation was upgraded. The property has seen continued enhancements since then including refurbished upstairs shower room, replacement of some of the windows, creation of a parking bay, and renewed the boiler and oil tank. Beyond is a utility room with plumbing for washing and dryer and slate tiled floor. The rear entrance lobby again has slate tiled flooring, while the shower room is partially tiled with washbasin, WC and a wall light.

The wooden stairs lead to the first floor landing with two wall lights and window shutters. Off this are four bedrooms, with bedrooms one, two and three all overlooking the garden and river. They all have window shutters. Bedroom 1 has a shelved and hanging press and wooden flooring. Bedroom 2 has a period cast iron fireplace with a wooden mantel, while bedroom 3 has a fitted wardrobe, cupboard housing a hot water tank and wooden flooring. Bedroom 4 also has wooden flooring. The bathroom is part timber lined and has a freestanding bath, washbasin, WC and marble tiled floor. The shower room has wet walling, a shower cubicle, pedestal washbasin and WC.

To the side of the house, and overlooking the garden, is a raised and gravelled terrace. Steps lead down into the idyllic and enclosed main area of garden which sits alongside the river, with a gate leading onto the riverbank. The garden is divided into a number of different areas with shrub and flower borders, wooden arbour and paved seating area. Outside the kitchen is a paved courtyard with a Worcester outside boiler. Location

Mill of Tannadice is situated on the edge of the small village of Tannadice, between Forfar and Brechin in Angus. Its gardens run down to the River South Esk. Tannadice is conveniently placed for the A90 dual carriageway, allowing easy access to both Dundee and Aberdeen. It is also well placed for other Angus towns including Forfar, Brechin and Kirriemuir. The countryside surrounding Tannadice is fertile agricultural land, while to the south lies Finavon Hill. The Angus glens are just to the north.

Tannadice is a charming village, which is a designated Conservation Area. Primary schooling is available in the village, with secondary schooling, shopping and leisure facilities in Forfar, Kirriemuir or Brechin. Both Forfar and Brechin have new community campuses including leisure centres. Private schooling is available at Lathallan (Johnshaven), which has its own bus service from Finavon, or at the High School of Dundee which has a bus service from Forfar. The Drovers Inn at Memus is a well known pub / restaurant and there is a hotel, restaurant and convenience store at Finavon.

The A90 links Aberdeen with Dundee and Perth, which are readily accessible. Dundee offers all the services expected of a city including renowned cultural facilities such as the new V&A museum and two universities. There are mainline railway stations at Montrose and Dundee, including a sleeper service to London. Aberdeen Airport has a wide range of flights and there is a service from Dundee Airport to London City. Journey times to Aberdeen and its airport have been much reduced by the Western Peripheral Route.

From the A90 (Aberdeen to Dundee dual carriageway) at Finavon, some 6 miles north of Forfar and 6 miles south of Brechin, turn onto the B957, signposted Tannadice and Noranside. Continue for 1.3 miles and in Tannadice proceed through the village and Mill of Tannadice will be seen on the left, just before leaving the village.
