Location - The land is located approximately 1 mile north of the village of Bielby, 3 miles south west of Pocklington, 6 miles north west of Market Weighton and 16 miles east of York.

Description - The land is a single agricultural field extending to 6.80 acres (2.75 hectares) which has a long narrow southern section which widens to a more regular shaped field to the north. The land is bounded by trees, an access road and Pocklington Canal along the eastern boundary, a drainage dyke and agricultural land along the western boundary and Allerthorpe Lakeland Park along the northern boundary.

The narrow end of the field is Kexby soil series being a deep stoneless, fine sandy soil however the majority of the field is Fladbury 3 soil series being a stoneless clayey soil suitable for cereals and grass.

The land is classified as Grade 3 on the DEFRA Provisional Agricultural Land Classification maps.

The land is currently agricultural land but could be suitable for other amenity or leisure uses subject to obtaining any necessary consents.

Access - The land has road frontage to and access from the unnamed road which is adjacent to Coats Bridge and runs west from Marketbridge Lane.

Services - We are not aware of any services connected to the property.

Designations - The land is within a Nitrate Vulnerable Zone and is subject to NVZ regulations.

Part of the narrow southern section of the field is located within the Pocklington Canal Site of Special Scientific Interest.

Basic Payment & Agri-Environment Schemes - The land has been claimed against for the Basic Payment Scheme but is not included in any Agri Environment /Stewardship Scheme.
