INTRODUCTION
Easton Court and Corner Cottage provide a rare opportunity to acquire wonderful character homes with income potential and multi generational living opportunities. Located on the edge of Chagford in the Dartmoor National Park, Easton Court is a fine example of a Grade II listed 16th century cottage with many of its original features still in place. In the past, Easton Court has been run as a Hotel / B&B and there is an opportunity for this again should one wish. Currently, the property offers well appointed spacious accommodation with eight bedrooms, all with en suite facilities and four reception rooms, all set within grounds of 1.06 acres. There is also extensive private parking for numerous cars.
Corner Cottage, situated to the side of the main house is a character detached property with private access to it's own grounds and parking. This lovely character home offers spacious accommodation over two floors with three bedrooms, two good size reception rooms, a conservatory and a modern kitchen / dining room. To the side of the property is a useful triple car port with store, extensive parking and a pretty enclosed garden area.
This is certainly a rare opportunity to acquire a family home with an income stream in the Dartmoor National Park. This charming property must be viewed to fully appreciate its character and charm. Indeed, when Easton Court was run as a hotel in the 1930's and 1940's it became very popular with well known literary figures including Evelyn Waugh (writer of Brideshead Revisited) and John Steinbeck. We also understand that it was visited by a number of well known actors including Richard Widmark who is logged in the guest book from its time as a hotel.
STEP INSIDE
Easton Court is a fascinating Grade II listed home, full of character and with a interesting history. The main part of the house originates from the 16th Century and offers character features consistent with a home of this period. Set under a predominantly thatched roof (with a modern extension under slate) this property really has a 'picture perfect' look. There are two main entrances into the house, the original lying to the southern elevation of the house and the second into the more modern section which is accessed from the front courtyard and parking area.
The property offers spacious family living to suit a variety of uses. As previously mentioned, this home has been run as a Hotel and Bed & Breakfast with records dating back to the early 1920's. Accommodation is traditionally arranged over two levels with the potential of up to eight bedrooms and four reception rooms. Clearly, this could easily be adapted to utilise a home office or works space in line with modern living requirements. Many of the large reception rooms on the ground floor level display beautiful character features including large stone fireplaces, exposed beams and there is an original period bookcase in the library with many historic books that remain there. Of particular note are the two contrasting but featureful receptions in the form of the cosy Sitting Room and larger Dining Room, both with open fireplaces and pleasant views to the main garden. From the Living Room, there is a lengthy kitchen providing access to an inner hallway and the front courtyard. There is also a useful Utility Room and downstairs WC accessed off this room.
The bedrooms are currently set over the two floors with six to the first floor level and two to the ground floor. With its past welcoming guests, all of the rooms offers en suite facilities and there is also a useful laundry room situated just off the first floor landing.
Easton Court has undergone a useful programme of updating in recent times. Works undertaken include two new boilers (one in each house), a brand new septic tank (being replaced at time of listing) and a complete re-thatch of the southern elevation, new ridge and tidying up of the thatch to the northern elevation is planned for April 2022.
Corner Cottage is a charming detached cottage situated to the northern edge of Easton Court. With its own private driveway leading into the property, there is ample parking for numerous cars and a triple car port. This property also interconnects the main house but also subdivides easily to provide two separate dwellings. Accommodation is set over two levels with light and spacious reception rooms, a conservatory, three bedrooms, bathroom (with WC), shower room (without WC) and two separate WC's on both floors.
STEP OUTSIDE
Easton Court and Corner Cottage occupy a generous plot of 1.06 acres. Both properties offer extensive off road parking and there is a triple car port to the side of Corner Cottage. The attractive gardens are predominantly level and easy to maintain with lawned areas extending away from the main house. To the front of the thatched longhouse is an ornate formal garden enclosed by a high granite wall to the side and an arch shaped gate leading to the front of the house. The garden provides a good deal of serenity and like the main house affords some fabulous countryside views. The septic tank is replacing the old one in exactly the same location is in the field and outside of the lawned area. The works are being carried out in line with current regulations. Of historic interest, are the very impressive standing stones that were discovered buried on the property and have been installed to good effect in the dry walling works subsequently carried out.
