LOCATION
The Manor & Cottages are located within the village of Burghill which is 4 miles North West of the city of Hereford and is situated in the Herefordshire countryside. Burghill village includes the Church of St Mary the Virgin, a village hall, golf course and the Burghill Community Academy primary school.

The adjoining village of Tillington has a village store, cricket club and The Bell Inn which is known for good food in the area, all of which is within walking distance of the property via footpaths. Further amenities and facilities can be found at the county of Hereford (4 miles away) including shopping, restaurants, cinema, theatre, dental practice, doctors’ surgery and secondary school. Hereford is well-known as a tourist attraction due to its Cathedral and its location on the River Wye. The town provides a mainline railway station with London Paddington service.

The picturesque market towns of Ledbury (18 miles) and Monmouth (22 miles) are easily accessible. The independent Monmouth School has a nationally recognised reputation for excellence. Local tourist attractions include the Forest of Dean which is extremely popular for mountain biking and outdoor pursuits. The Wye Valley is renowned for its canoeing, walking, cycling and horse riding.

Symonds Yat is a popular tourist location with boat trips available and a pub that overlooks the river. Symonds Yat Rock is regularly used in filming due to its picturesque nature. Local tourist attractions include the Forest Railway, Goodrich Castle (English Heritage), Go Ape, the Beechenhurst forest centre, The Weir Garden at Swainshill (National Trust), Haugh Wood butterfly trail (Hereford) and Hampton Court Castle.

THE BUSINESS
The current owners have been running the business since 2012 but have recently ceased trading. The business specialised in large groups such as hen parties, birthdays and anniversaries. To the rear of the property is an enclosed garden with hot tub and summerhouse housing a sauna. The Cider Barn comprises a traditional barn conversion with features such as exposed roof trusses and vaulted ceilings. The adjoining cottage has previously been used for holiday accommodation but could be connected to the Cider Barn to provide flexible accommodation via interconnecting doors at first floor level between the two sitting rooms.

Currently the Cider Barn sleeps up up 16 but if it was interconnected to the cottage next door, it could provide an additional two bedrooms, meaning the combined property has the potential to sleep 20. This is extremely popular within the holiday letting market. The owners advertised the business via their website ( and external website providers but did not use an agent.

The tythe barn is extremely picturesque and could be used as a wedding venue due to the close proximity to the church in the village. Within the tythe barn is the studio office with shower room which could be used as guest accommodation. The Manor house is set away from the holiday letting cottages and has a high degree of privacy. Previously the owners let the guests use the outdoor swimming pool.
