The existing premises comprise a former pub restaurant with living accommodation both above the pub (one 2-bed flat) and to the rear/south of the main building, with 6 individual bedrooms, each with en-suite facilities, as well as a partly constructed, not yet completed additional building which was built with approved planning for 7 letting rooms.

The site sits within both Cherwell District and South Northants planning areas. We note there is a public footpath that runs through the site, which we understand has been accepted in principle to be either extinguished or diverted. Access to the site for its existing use is provided from the main Overthorpe Rd adopted and public highway by virtue of an unsigned agreement between the owner of the site and an adjoining landowner. Any alternative uses will require further negotiation with the adjoining landowner.
