DESCRIPTION

LOCHRIDGEHILLS FARMHOUSE
Lochridgehills Farmhouse sits in a central position within the farm and has a southern outlook. The original part of the farmhouse dates back to 1593 with substantial additions over the course of the 1800s. It is of traditional stone construction under a slate roof. The accommodation is spacious and with some refurbishment, has the potential to provide a comfortable family home. Throughout the house there is flexible and spacious reception and bedroom space, as shown on the accompanying floorplans and photographs.

The principal reception rooms on the ground floor include a sitting room and dining room which accesses the dining kitchen (with useful storage space to the rear including a WC) and a bathroom. On the first floor there are three bedrooms.

FARM BUILDINGS
Lochridgehills is equipped with a useful range of traditional and modern farm buildings which benefit from good access and ample turning space. There are various steel and timber framed buildings which are currently utilised for cubicle sheds, loose bedded pens or general purpose / implement storage. In total there are 74 cubicles and a GEA Westfalia 10 point parlour. The traditional buildings adjoin the farmhouse and form a U-shaped courtyard. They are in mixed condition and are generally of stone construction (some brick) with a combination of slate or box profile sheet roofs.

LAND
The farmland extends in total to approximately 89 acres (36 hectares) and is situated within a ring-fenced block. The land is served by post and wire fencing or hedges with the fields being watered by troughs. The land is classified as Class 4(2) by the James Hutton Institute of Soil Research and lies between 143m and 168m above sea level.

The land is currently down to permanent pasture, however a nmber of enclosures to the south west of the farm drive have been cut for silage in recent years. The purchaser(s) of Lochridgehills, in addition to the purchase price, will be obliged to take over and pay for at a valuation to be agreed between two valuers, one acting for each party, or an arbiter appointed by the valuers, or failing agreement as to the appointment by the President, for the time being, of the Royal Institution of Chartered Surveyors (Scottish Branch), the following:
•All cultivations carried out in preparation for the current crop valued on a labour and machinery basis.
•All growing crops, on a seeds, labour, lime, fertiliser, sprays and machinery basis with an increment representing the enhanced value of the establishment and age of such crops.
•All hay, straw, fodder, roots, silage and farmyard manure and other produce at market value.

SITUATION
Lochridgehills is located in the highly scenic county of East Ayrshire in South West Scotland, an area renowned for its beautiful countryside with livestock and dairy farms interspersed with forestry.

The closest settlement to Lochridgehills is the village of Dunlop (2 miles) which has a strong dairy tradition dating back to the 1600s when the village had two fairs a year for the sale of dairy stock. The village has a wide range of local amenities including a post office, primary school, a general store and a train station which has regular services north to Glasgow. There is secondary schooling available at Stewarton (5 miles) with the private schools of Belmont House and Hutcheson both within 15 miles of Lochridgehills.

The town of Stewarton provides a wider range of amenities which include supermarkets, restaurants and professional services. Glasgow is approximately 17 miles to the north east which provides all of the cultural, professional and shopping facilities that you would expect of a city and is easily accessed from the A737 and A736. Glasgow and Prestwick airports are both within 20 miles and offer a wide range of domestic, European and international flights.

Ayrshire is well-known for its diverse landscapes due to its
range of countryside towns and sandy beaches. There are over 50 golf courses in the area, including the world famous courses at Turnberry and Royal Troon. Excellent yachting facilities can also be found at Troon, Largs and Ardrossan with equestrian centres at Morris and Ingliston both within a 30 minute drive of Lochridgehills. The area is also well served by agricultural contractors and suppliers.
