Outline planning permission was granted by Mid Suffolk District Council for the erection of 2 detached bungalows under planning reference DC/18/01268 on the 20th June 2018. Approval of reserved matters was granted on 12th April 2021 (ref DC/21/00735). A s.73 variation of condition application was granted on the 5th May 2022 (ref DC/22/01292). SERVICES
No detailed investigation has been made into the provision of services. We understand there are no mains drains in the vicinity. There appears to be overhead low voltage electric and telecoms at the front of the site, however capacity is not known. Water is likely to be in the road. Any prospective purchasers must rely on their own enquires in respect of proximity and capacity of services.
ACCESS
The planning approval provides for individual accesses to be created off Beyton Road. The site is elevated above the road level.
LOCATION
The site is located in the Village of Drinkstone, in pleasant countryside between Beyton and Woolpit. Woolpit is approximately 1.2 miles to the east and provides a good range services including a health centre, co-op, primary school and public house. There is good access to the A14 at both Beyton and Woolpit. The market town of Bury St Edmunds lies approximately 8.2 miles to the west, and Stowmarket lies 8.1 miles to the east. DIRECTIONS
From Junction 47 of the A14 enter Woolpit, turning right at the double mini roundabout. Proceed to the village centre and turn left onto Green Road. Proceed for a short distance from the centre before turning right into Drinkstone Road. Continue along Drinkstone Road turning right at the small triangular green and continue past the windmill to the village. On entering the village continue past the Junction on the left bearing right up the hill. The site can be found on the right hand side after Shortgate.
RESTRICTIONS
There will be a restriction on the property limiting development to the construction of no more than two residential dwellings and structures ancillary to the use of the two residential dwellings.
