Description

Lochview is an impressive family house which was built to an excellent standard in 2012. The house is timber framed and has a mixture of natural stone clad and whitewashed walls, all under a slate roof. The elevated setting gives panoramic views towards Loch Leven, north and west across the rolling farmland. The house sits in a fantastic site in the northwest corner of Flockhouse Mains which comprises four properties.

The formal front door is on the east side of the house and opens into a vestibule with coat cupboard and further door into the main reception hallway. The open plan hallway has oak flooring and leads to a cosy library. Opposite the library is a fabulous Mozolowski & Murray conservatory, added in 2018, offering access to the garden and uninterrupted views to the west.

The kitchen/family room is a superb space with French doors to an outside terrace on one side and to the front garden on the other side. The kitchen is fitted by Callum Walker Interiors with top quality fixtures, fittings and appliances which include:
• Oak flooring
• Pantry with Kelpie design sliding glass doors
• Base and wall mounted units in gloss white
• Miele appliances: dishwasher, fridge freezer, oven and microwave
• Total Control Electric AGA featuring three ovens and two hobs
• Belfast double sink with mixer tap and boiling water tap
• Corian worktops with integrated power sockets
• Oak breakfast bar
• Sonos music system – linked to principal bedroom and bathroom, dining room and entrance hallway
• Seating area with recessed display shelving, double sided Firebelly stove with oak mantelpiece above

The dining room shares the family room stove and is accessed through double partial glazed doors from the hallway. This overlooks the rear garden with windows on two aspects. There is also a sitting room which was previously converted from the garage of Lochview. This room has excellent flexibility.

Off the main hallway is a cloakroom with WC and wash hand basin and a guest bedroom with en suite shower room. The utility room is fitted with a range of units with a double sink and LG washing machine and dryer. Here there is a back door to the garden and a door giving access to a back set of stairs up to a bedroom which has its own separate WC and wash hand basin.

An oak and glass panelled staircase highlighted by recessed lighting rises up to the first floor where there is a spacious and adaptable landing, currently used as seating area. There is a fitted desk in front of the window to the north and this space is used as a study area. The principal suite encompasses a bedroom with a balcony overlooking the garden, a large bathroom with slipper bath and separate shower, and a generously sized dressing room with built in wardrobes with sliding mirrored doors. There are two further double bedrooms on this level both of which have en suite bath / shower rooms.

Gardens
The grounds which surround Lochview are extensive and are enclosed by a series of stone walls and timber fences. An electric steel gate gives access onto the driveway which leads up to the yard. On the right hand side of the driveway is a fenced garden area, and opposite is a sheltered paved area with access into the kitchen making it ideal for barbeques.

The formal garden is to the back of the house and is mainly laid to lawn with a recently added barbeque hut. There are two terraces of lawn which are separated by a colourful and well established bed of plants. There is a lovely semi circular stone built seating area which is incorporated into the north wall and by the back door is a raised platform with pergola above. There is a pond at the foot of the garden which is surrounded by decking and is next to the greenhouse. A beautiful orchard sits across the yard from the main garden and has been planted with a range of now mature fruit trees including apple, pear, cherry, plum and damson.

Equestrian and Grazing
Lochview is very well set up for those with horses or livestock. There is a large yard with hard standing next to the stables and a gate from here into the riding arena. The arena is approximately 20m x 30m and has a rubber and sand base. Within the 14 acres (approx.) of land, there are four primary paddocks arranged to facilitate grazing management with two having a timber field shelter. The yard has an L shaped stable block with three loose boxes, a tack room, a garden store, shower area, hay barn/ car port, machinery store and a craft room which offers excellent adaptable space. The tack room is fitted with base units with integrated sink.

Location

Lochview has a fantastic elevated position with northeasterly views towards Loch Leven and the Vane Farm Nature Reserve. The surrounding landscape is idyllic fields, lochs and hills. The property enjoys the best of countryside living while being extremely accessible to both the north and south.

The closest town, Kinross, is an attractive county town which offers a wide range of local facilities, including shops, professional services, health centre, primary and secondary schooling, restaurants, several hotels, a curling rink, swimming pool, library, museum, a supermarket and two golf courses. St Andrews is just 34 miles away offering a range of golf courses including the world famous Old Course, host of the 2022 Open Championship. Gleneagles Hotel and its golf courses are also only about 25 miles away. There is gliding available at The Scottish Gliding Union airfield near Scotlandwell.

There is a train station at Inverkeithing with services into Edinburgh Park, Haymarket and Waverley, as well as a further Park and Ride service. Edinburgh Airport, situated on the western periphery of Edinburgh, has a wide range of domestic and international flights.

The beautiful countryside around Flockhouse Mains provides excellent walking, riding and cycling opportunities; notably the nearby access to Blairadam Forest. The Loch Leven Heritage Trail is a unique waterside route suitable for walkers and cyclists and runs around the perimeter of the loch for almost 13 miles. The loch is also renowned for its excellent brown trout fishing and for Loch Leven Castle, where Mary Queen of Scots was held prisoner from 1567 until her escape in 1568.
