Excellent productive amenity farm in close proximity to Lincoln with residential development opportunity

Description

An excellent productive small farm located in close proximity to Lincoln.

Saxilby Moor Farm is a well located amenity farm with excellent road connections. There is scope for redevelopment of the site with planning permission already secured for the construction of three dwellings and subject to further applications this number could be increased with revised plans. The property is being sold as a whole or in three lots and in total extends to 73.57 acres (29.77 hectares).

Situation

Saxilby Moor Farm is situated approximately 8 miles to the north of the city of Lincoln, it has good road connections with the A46 lying to the south and A57 to the north, these provide access to the A1 in the west. Newark Northgate train station has regular trains to London with fast trains taking 1 hour and 20 minutes. The property sits in a rural position with far reaching views across the countryside.

Saxilby Farmhouse
A four bedroom detached farmhouse that has been altered and extended over a number of years the property offers further scope for expansion. The house is in a good decorative condition and benefits from a large fitted kitchen and dining area with an oil fired AGA cooker that runs on oil, uitility room, downstairs WC, there is a further separate dining room and large living room with conservatory to the rear of the property.
On the first floor there are three large double bedrooms and a single bedroom. The master bedroom benefits from an ensuite and built in wardrobes, there is a family bathroom accessed of the landing.

The property has oil fired central heating and a private drainage system.

Outside
The farm house benefits from its own separate access to that of the farm buildings with a tarmacadam parking area and large garage area constructed from red brick. To the rear of the farmhouse is a large lawn that is surrounded by a number of trees and hedging. To the east of the property is a ménage that we understand measures approximately 35 metres x 60 metres.

Farm Buildings & Residential Development Opportunity
To the north of the steading are a range of farm buildings, a mixture of ages and construction these are accessed by a separate entrance from the public road allowing for easy division.

General Purpose Building - Formerly used for housing pigs constructed from a steel frame, cement fibre roof, corrugated steel cladding, thrust grain walling on one side and concrete floor.

Old Grain Store - Previously used for storing grain with on floor drying, this has been removed along with tunnel to enable housing of pigs, steel frame, thrust grain walling, concrete floor, two full height roller shutter doors, cement fibre roofing and cladding.

Dutch Barns - Until recently used to house stock but could hold forage, steel frame, corrugated steel roofing and concrete flooring.

Cattle Barn No 1 - Steel frame, red brick walling part way with cement fibre cladding across the roof, concrete floor and open access to dutch barn and cattle barn No 2.

Cattle Barn No 2 -Adjoining the traditional red brick building (Coach House - with planning permission for redevelopment), is steel frame, concrete flooring, part red brick walling remainder Yorkshire cladding.

Traditional Buildings
Cart shed and Old Mill building - Red brick constriction with clay pan tiles, cart shed adjoining Old Mill which is set across two floors with stairs providing access to first floor where there are windows.

Coach house - This has been part converted with walls lined internally, timber clad kitchen dining room, living area, two large rooms on the first floor and bathroom facilities.

Planning Permissions
There are two live planning permissions across the site permitting the construction of three residential dwellings. Under planning application, (ref No 143430) permission has been granted for the conversion and extension of the two traditional buildings into two residential properties. Permission was granted by West Lindsey District council on 04/10/2021 as part of this permission a number of other more modern farm buildings need to be removed; no works have commenced.

Secondly a further application has been approved (ref No 144737) for the conversion of the old grain store and general purpose shed to a substantial residential property with indoor swimming pool. This application was made under permitted development rights with the decision made on 24/05/2022.

In addition planning permission has been granted for a new access to the farmhouse and for construction of stables and garaging to be used in conjunction with the farmhouse (ref No 141994). This would enable the farmhouse to have its own access separate to that of the development that has been granted planning permission.
