Introduction - This extremely well located parcel of old established permanent pasture has long road frontage to Castle Road on the outskirts of Studley.

The land will be offered in two lots, viz Lot 1 – 1.76 acres (0.71 ha) with road frontage and gated access off Castle Road, this roughly triangular parcel of pastureland is gently ‘landed’, bounded to the northwest and southeast by well established and well kept hawthorn hedging. This parcel of land would make an ideal horse/pony paddock or (STPP if required) could be used for other recreational, or similar uses.

The larger parcel, Lot 2, extends to some 34.55 acres (13.98 ha) and again has long road frontage to Castle Road, with a separate gate thereof, again slightly ‘landed’ and bounded by well kept, mature hawthorn hedging, with a number of hedgerow and field trees. Directions - From Birmingham and the north, take the A435 dual carriageway south from Junction 3 of the M42. Continue through Mappleborough Green and into Studley and, after the roundabout by the Barley Mow Public House, take the next left into Bell Lane, turning left into Castle Road, pass over the River Arrow and Lot 1 will be found on the left hand side just before the road bends to the right. Lot 2 will be found after this bend, also on the left hand side, as indicated by the ‘Earles’ auction boards.

From the A46 Stratford-upon-Avon, Evesham and the south, at the Arrow Roundabout (on the outskirts of Alcester) take the A435 Alcester By-Pass onto Birmingham Road, pass through the village of Coughton and into Studley, turning right into Castle Road next to the Methodist church and proceed as above.
