Located within a forest complex, Bryn Forest is a high-quality, second rotation commercial forest planted between 1991 and 2015. The crop is comprises pure Sitka spruce with some broadleaves. The crop is growing well with an estimated yield class in excess of 20. Rising from 405-455m above sea level, growth rates are consistently good; this season has seen some crops produce leader growth of 45cm+. The property is well served both sides of the public highway with well-constructed forest roads. There is ample stone within the forest for road and track construction/maintenance.

Bryn Forest is an excellent opportunity for medium to long term investment. At an average age of 19 years, even the oldest crops will not require felling for at least another 10 years and as such will require low capital input until the next felling phase.

Roe deer are present in the forest, although believed to be in low numbers. A small pond, in what was a stone quarry, provides some wildlife habitat. All forest roads and tracks have been constructed with stone won on site. There are a number of inspection racks that have recently been cleared, a plan is available from the Selling Agent.
