SITUATION
Old Manse of Craggan is a highly desirable former Manse located in an accessible setting at Ballindalloch, overlooking the northern end of the Glenlivet Estate and Strath Avon (one of the Spey’s largest tributary rivers). The popular village of Aberlour is located about 10 miles to the north east and provides a good range of shops, restaurants, and inns as well as highly regarded primary and secondary schooling. Further amenities are also available in Grantown on Spey (about 16 miles) which also has a cottage hospital. Inverness and Aberdeen airports are about 44 and 61 miles away respectively offering frequent scheduled flights to the South and Europe.

Ballindalloch lies at the entrance to the Cairngorm National Park and is at the heart of Speyside, an area best known for its beautiful countryside, salmon fishing and as the home of malt whisky. The region offers many opportunities for sport and recreation with a number of marked walks and cycle trails nearby, including the Speyside Way. Fishing, shooting and stalking are available on many of the local estates, including salmon fishing on the world famous Rivers Spey and Avon nearby. There are a number of golf courses in the area, including the beautiful course at Ballindalloch. The Lecht Ski and Activity Centre near Tomintoul and the Cairngorm Ski Centre near Aviemore are now open all year round.

DESCRIPTION
Old Manse of Craggan is an outstanding and very attractive former manse located in a stunning rural setting overlooking the Glenlivet Estate and Strath Avon. Dating from 1854, the house was originally built for use by the Minister of the Kirk adjacent, which was demolished in 1940. It is a category B listed building (along with the walled garden and steading) and is constructed of stone under a pitched slate roof, providing spacious and well-appointed accommodation over three storeys. From the front garden, the house is accessed through a brightly lit porch which leads to the reception hall. From here, a door to the right leads to a dual aspect sitting room with a multi-fuel stove whilst to the left is the dining room which has a wood burning stove. There is a spacious and well equipped utility room which accesses into the breakfasting kitchen which has a good range of wall and floor units, a central island with a stone work surface and an Aga. A door from the kitchen leads to a passage with a door to the rear hall and also back to the reception hall. Completing the ground floor is a study / family room and a WC. On the first floor, there is a family bathroom, a dressing room and 3 double bedrooms whilst on the second floor there are two further bedrooms and a shower room.

The house appears to be in excellent condition and is very tastefully decorated throughout. The ground floor reception rooms and the first floor bedrooms are particularly appealing rooms and the property has many of the features one would hope to find in a house of this age and character, including tall corniced ceilings and fireplaces, not to mention the windows which are a notably mentioned in the grade B listing which also includes the converted steading and the walled garden.

The house is heated using oil central heating (in addition to an oil Aga in the kitchen) and it is connected to mains electricity with private water and foul drainage.

GARDEN AND GROUNDS
Outside, the grounds are no less impressive than the house. Extending to about 0.86 acres, these include a magnificent stone built steading which in 1975 was converted into a 4 berth garage with an Annexe above. The Annexe is ideal as additional accommodation to the main house whilst it could also be let separately on a long or shorter term basis. It includes a hall, WC and utility room / store room at ground level whilst on the first floor it comprises a further WC, shower room, bedroom and a well equipped kitchen / living room.

The garden includes a magnificent walled garden with areas of lawn, well stocked borders and various raised beds. There is a delightful summer house from which to enjoy the spectacular views as well as having a greenhouse, chicken run and a delightful wooded copse which provides seclusion and shelter to the north.
