LOCATION
The land is located to the north of Bardon Mill. Situated approximately one mile north of the A69, 13 miles west of Hexham and 17 miles east of Brampton. It is situated in close proximity to Vindolanda and the World Heritage Site of Hadrian's Wall.

DIRECTIONS
From the A68 heading west, turn right heading north onto Park Lane, turn right signed Cycle Route 72, follow this road and there will be a sign marked Fogrigg, turn right onto the byway and the land is situated on your left side.

DESCRIPTION
Comprising three grassland parcels, the land extends to approximately 6 hectares (14.83 acres) in total. The land is available as a whole by private treaty.

The land is south facing with a sloping topography to the south. It is bisected by the Bean Burn and has a number of trees growing along its bankside, adding to its amenity value.

Benefitting from roadside access and a natural water supply, the land has post and wire fencing to the majority of its boundaries and a stone wall to its southern boundary against the roadside.

The land falls within a World Heritage Site due to its close proximity to Hadrian's Wall and is within a Site of Special Scientific Interest impact risk zone. It is within the Higher Level Stewardship target area but is currently not under any environmental management schemes.

With reference to soil-scapes, the land is described as being slowly permeable, seasonally wet, acid loamy and clayey soil. The land itself may suit planting with trees, subject to the necessary consents.
