Description
The spacious living accommodation is light and bright and has been sympathetically converted by the current owners to provide very comfortable accommodation with a wealth of fine features to include impressive high pitched ceilings, lighting, oak beams and handcrafted doors. A panelled entrance door leads through to the hallway which
has an engineered oak floor and inset matwell and a useful storage cupboard. There is a good sized bedroom which overlooks the front of the property and a family bathroom with a tiled floor and a white suite to include a panelled bath and a
shower cubicle. From the hallway a flight of steps lead down into the impressive open plan living space which is open to the ceiling and has
exposed timbers and wonderful exposed feature granite walls. A Jotul wood burning stove sits on a slate hearth and a glazed door from the dining area opens out onto a south facing patio.
The adjacent kitchen has an excellent range of fitted units with granite worktops, a Villeroy and Bosch ceramic sink and integral appliances to include a fridge/freezer, a Zanussi hob and oven
with an extractor over and a Kenwood dishwasher. A panelled stable door leads through the rear hall/utility room which has recesses for the usual appliances, a sink unit and mixer tap and a glazed door to the garden. There is also a separate cloakroom with a Bristan shower cubicle.
From the open plan living space there is a further double bedroom which has Italian ceramic flooring, exposed granite wall and a glazed door giving access to the garden. Stairs from the dining area lead up to a fabulous galleried mezzanine landing which is a very spacious home office or play area, being adjacent to bedroom 3. The mezzanine’s exposed wooden flooring and all window cills and stair treads throughout the
property, were recycled from a local church.
External hammered slate steps at the side of the property lead up to the Sail Loft which has 4 velux windows and recess downlighting and provides an additional bedroom with an ensuite bathroom.

Outside
The property sits in an elevated position surrounded by wonderful Welsh countryside and is approached over a driveway to an ample parking and turning area. There are double doors to a useful outside store room which has light and power with a door to the plant room which houses the mains pressure hot water tank, the water filtration system and the underfloor
heating controls. The garden itself is fully enclosed and predominantly laid to lawn which provides a level play area for children. A south facing slate paved patio edged with granite sets has outstanding views across the valley and is ideal as a seating out area and for alfresco dining.
The gardens and grounds extend in total to approximately 3 acres and the area beyond the immediate garden is grazed by free-roaming sheep and occasional cattle from the neighbouring farm. Looking down from the lawn there is a BBQ area with boulder seats and a slate floor and a fire pit which is a perfect area for enjoying the view.
