DESCRIPTION
The land at Sandford Road comprises approximately 10.19 acres (4.12 hectares) of grade 3 arable land which is identified in the Soil Survey for England as being of the Midelney series. The majority of the land is bound by hedgerows and trees.

METHOD OF LETTING

All Tenders shall be Subject to Contract and should clearly state any particular conditions under which the offer is made. The Landlord reserves the right not to accept the highest, or indeed, any offer.

All offers should be stated in pounds sterling as a total sum of rent for a 12-month period.

FARM BUSINESS TENANCY
The land will be occupied under a Farm Business Tenancy in a standard format on the following specific terms.

1. Commencement date: 31st October 2022.
2. Term: Six years, eleven months terminating on 30th September 2029.
3. Rent: Payable half yearly in advance on 31st October and 30th April.
4. The Tenant will indemnify the Landlord in respect of loss, damage, injury or accident and associated payments incurred due to a breach of the Terms by the Tenant.
5. The Tenant will be required to personally farm the land and will not be permitted to assign or sublet the land.
6. The Tenant will be responsible for insuring their own crops and maintaining Public Liability Insurance of no less than £10,000,000.
7. Sporting, Mineral and Timber Rights are all excluded from the Letting

TENANT RIGHT & DELAPIDATIONS
No claim for tenant right will be payable at the commencement or end of the Tenancy. Dilapidations will be payable by the outgoing Tenant at the end of the term if applicable.

VIEWING
The land may be viewed strictly by appointment only with the Letting Agent.

EASEMENTS, WAYLEAVES & RIGHTS OF WAY
The Land is let subject to and with the benefit of all existing wayleaves, easements and rights of way, public or private, whether specifically mentioned or not.
