Modern and private country house with extensive grounds.
Description
Sawmill Cottage is a fabulous country property. As the name suggests, it was originally a stone built cottage serving a sawmill. Some 30 years ago a new house was added, with the original cottage now a rear kitchen and bedroom wing. This extension has a stone finish, with timber cladding and glass, all with a slate roof. The new house was designed by the award-winning architect, Heinz Voigt, and the house won an award from Angus Council in 2000 for the extension. A wooden turret gives the house a very traditional feel, yet it is thoroughly modern inside. It is beautifully situated within its own grounds, with views out to the Caterthuns. A covered verandah was added in 2019, linking the living room to the garden, and is ideal for alfresco entertaining. The house is fully double glazed and benefits from ground source heating, together with 16 solar panels, all reducing running costs, with a ventilation system throughout the house. The layout of the house is excellent for modern family living, or it could easily be used as a bed and breakfast. With three reception rooms it is also perfect for entertaining and much of the accommodation has been designed to make the most of the position and views.
A drive leads up through the wooded grounds to gravelled parking and turning adjacent to the house. A covered entrance, with a wooden front door, leads into the wood-floored hallway, which has a dramatic picture window making the most of the view. To one side is the utility room which leads on to the garaging, but the principal accommodation is on the other side with the dining room, living room and utility room all having wooden flooring. The dining room has French doors to the garden and two glazed doors linking to the breakfasting kitchen. This is fully fitted with wall and floor units and appliances include a Blomberg dishwasher, Phillips cooker with two gas burners and two electric rings, John Lewis double oven / grill, Bosch undercounter fridge and a sink. There is wood panelling to dado level and a small breakfasting table. Beyond is a side hallway with the original front door and a shelved cupboard. Off this are bedrooms one and two, and a shower room which is partially tiled with washbasin and WC. Beyond the dining room is the living room which has feature stone walls, a wood burning stove and a door to decking with a glass verandah. Spiral stairs lead up to the first floor.
The spacious landing has a seating area and a glazed door out to a balcony. The principal bedroom has a walk in dressing room with fitted rails and shelves and a partially tiled en suite with bath, shower cubicle, pedestal washbasin, bidet and WC. The upstairs sitting room is designed to make the most of the views with windows overlooking the garden, along with a gas fire, freestanding shelved units and access to floored attic storage. Beyond is a further landing with another seating area with oak flooring and spiral stairs down to the dining room. A hatch with an attic ladder gives access to a partially floored roof space. The study / office has fitted desks and shelves while a partially tiled bathroom has a bath, washbasin and WC. Bedrooms four and five both have fitted wardrobes and hatches to undereaves storage. Also off the hallway is the utility room with fitted units, sink, Bosch washing machine and Bosch undercounter freezer and a separate WC with washbasin. A door links to the garage which has a concrete floor, wooden shelving and controls for the central vacuum system, power and light. There are two storage areas, one used as a covered log store and the other as a workshop together with the NIBE heating controls, heat pump and a Beko fridge freezer.
Attached to the house are covered seating areas, which are also ideal for log storage, and sheltered by stone walls which splay out from the house. Attached to the garage is a lean to covered log store (2.5 m x 8.5 m). Further buildings include a sizeable steel framed shed (12 m x 7.3 m) with box profiled cladding, concrete floor. roller door, power and light. There is a greenhouse (1.85 m x 2.55 m), a fruit and vegetable cage, a wooden dog kennel (1.7 m x 1.15 m) with run, and a wooden garden shed (2 m x 1.5 m).
Surrounding the house are sweeping lawns with shrubs and rhododendrons which lead to the woodlands and down to a pond. This originally powered the sawmill, and here are the remnants of the old mill buildings. The pond used to be stocked with fish.
There are paths through the woods, which are mainly natural birch with some conifers.
Location
Sawmill Cottage is most attractively and discreetly situated within its own extensive grounds with views out over agricultural land, yet is only some 3 miles from the A90 dual carriageway. It is a most appealing area: to the north are the Angus glens and hills, to the south is Strathmore. The property is therefore ideally situated for those who wish to enjoy the range of outdoor pursuits offered in Angus. Salmon and sea trout fishing is available on the nearby North and South Esks or the West Water. The Angus glens also offer some of the best hill walking in eastern Scotland and skiing is available at Glenshee. From Edzell the scenic Cairn o’ Mount route gives access to Deeside. Golf courses in the area include Edzell and Brechin and the championship course at Carnoustie. There are fabulous sandy beaches at Lunan Bay and at St Cyrus.
The nearby town of Brechin provides a range of shopping, leisure and business facilities, together with primary and secondary schooling. Further primary schooling is found at Stracathro and Tannadice. The attractive and popular village of Edzell also has a primary school, as well as local shopping including a butcher, post office, coffee shops, chemist and health centre, together with a country club within the Glenesk Hotel, and a renowned 18 hole golf course, along with a 9 hole course and driving range. Further afield, more extensive shopping and business services are found in Forfar, the county town, and in Montrose. Both Forfar and Brechin have leisure centres. Private schooling is available at Lathallan (Johnshaven), which has its own bus service from Brechin, as has Dundee High School.
Despite its rural location, Sawmill Cottage is not remote. The A90 is easily reached and links Aberdeen with Dundee to Perth. Both Aberdeen and Dundee are readily accessible and offer all the services expected of major cities. There are railway stations at Montrose and Laurencekirk on the east coast mainline with regular services to Aberdeen and the south, including a sleeper to London. Aberdeen Airport provides a range of domestic and European flights and there is a service from Dundee to London City.
