INTRODUCTION

SELLERS INSIGHT
We first saw this property in 2008 and felt immediately drawn to the land and the house. It is a warm and comforting holding that is deeply enfolded in nature. As farmers and gardeners we instantly saw the potential to live out our dreams here.
With a wooded valley of old oak trees, two streams, ancient hay meadows that have never been ploughed and are rich with orchids and many wild flowers, a mature orchard and settled up a lane with no traffic, this has proved to be a blissful place to live.
Like much of the land around us our farm is certified both organic and biodynamic and is a haven for nature. We are almost self-sufficient in fruit, vegetables, flowers and firewood. We raise cattle which graze on our grassland and eat hay from the farm in winter. We have embraced all the joys of nature that this farm gives forth so abundantly.
STEP INSIDE
From the entrance vestibule there is access directly into the kitchen. This is a cosy and welcoming room with a bespoke fitted kitchen, comprehensive range of base level units, solid fuel range, separate gas hob (bottled gas) and electric oven. From this room there is access down to the utility room and a cloakroom/wc. The living room is a real delight. STEP OUTSIDE
Cholwell Farm sits within 10.14 acres if idyllic organic farmland. The natural grounds are a picture and must be seen to be fully appreciated. Directly to the front of the house is a boardwalk with mature herbaceous borders either side. Here, there are large perennial plants with varieties which include fennel, anemonies, sanguisorba, lupins and grasses. The property is a short drive (circa 3 miles) into Totnes where there is an excellent range of shops, amenities, schools and facilities on offer. There are fabulous riverside walks along the River Dart to Ashprington and Longmarsh. The River Dart offers endless boating opportunities and there are regular ferries to Dartmouth nearby.
DIRECTIONS
From Totnes, proceed on the A385 towards Dartington. At Shinner's Bridge roundabout, take the third exit onto the A384. Proceed along this road for just over a mile and take the left hand turning signposted Velwell and Luscombe, just after the South Devon Steiner School. Continue along this lane for approximately half a mile and Cholwell Farm can be found on the left hand side.
