Enjoying a tranquil, rural setting, an intriguing and atmospheric farmhouse, set amidst sheltered gardens & grounds, complete with a stunning 40 ft open plan function barn with entertaining space/home office & kitchennette.

Lampard Farm is Listed Grade II, with the older part of the house being understood to date from the Tudor period. The original house (which sits behind a later, Victorian brick facade) was enlarged during the 17th Century with the addition of a traditional straw thatched Suffolk longhouse. Within, Lampard Farm has great ambience, displaying a wealth of period features including fine timberwork and open fireplaces.

A central kitchen enjoys views across the gardens and benefits from a large traditional pantry. Leading from the kitchen in one direction is an atmospheric sitting room and good sized study, whilst in the other is the principal sitting room with fine views over the rolling countryside. Set off the rear hall are the ground floor bathroom, cloakroom and laundry.

On the first floor there are three independently accessed bedrooms, with a fourth interconnecting and a fifth bedroom independently accessed on the second floor. One of the bedrooms has a small en suite shower room and the potential exists for the creation of a centrally positioned first floor bathroom if required. The property benefits from an oil-fired central heating system and we understand that the property was re-thatched in 2013.

THE FUNCTION BARN

The Barn (40ft x 14ft / 12m x 4.2m) which adds to the lifestyle opportunity at Lampard Farm, has been created by the present vendors to provide a stunning multipurpose space. Open to the roof apex with a glazed front elevation and bifold aluminum doors, together with French doors to an alfresco dining deck, the barn is heated and insulated, has hot and cold running water, a kitchenette and a built-in wall of book/display shelving making it ideal for a variety of uses including general living, entertainment/home cinema/at home office.

OUTSIDE

A shingled driveway sweeps beyond the farmhouse to a parking and turning area, fronting onto which is a three bay cart lodge including two secure stores. Immediately to the front of the house is an area of enclosed formal garden, including a manageable kitchen garden and a sheltered garden room, also ideal for al fresco dining.

The grounds are enclosed by mature hedgerow and are laid mainly to grass, with three impressive oak trees. In all, the property extends to 1.35 acres.

LOCATION

Lampard Farm enjoys a tranquil, rural setting, within very easy reach of Framlingham. The nearby historic town, with its fine Norman castle and impressive church, provides an excellent range of local shopping and commercial facilities, many of which are arranged around its picturesque central marketplace. The town also provides top performing schools in both the state and private sectors, catering for all age groups, as well as numerous pubs and restaurants.

There are further local facilities in nearby Wickham Market (6 miles) and Woodbridge (12 miles). The A12 is accessible at Wickham Market and links to the county town of Ipswich (17 miles) and beyond to London’s M25, as well as Cambridge and The Midlands (via the A14). Branch line rail services are available from both Campsea Ashe and Woodbridge, connecting into the main line rail services which run regularly from Ipswich to London’s Liverpool Street Station in about 70 minutes.

DIRECTIONS (IP13 9SB)

From the Ipswich direction, travel on the A12 bypassing Woodbridge and Wickham Market. Turn off at the junction with Framlingham Road (B1116) turning left at the top of the slip road. Proceed straight over the next roundabout and continue for about 5 miles to the outskirts of Framlingham. After a small bridge, turn left into Kettleburgh Road (signposted Brandeston and Kettleburgh) and after about three-quarters of a mile turn right into Lampard Brook where Lampard Farm will be found on the left hand side after about ¼ of a mile.
