Sitting in the centre of one hundred and seventy acres of its own ground, Rosehill Farm is the embodiment of complete privacy and seclusion. This stunning four bedroom farmhouse dates to the seventeenth century and has been lovingly restored to its former grandeur by the current owners. The farmhouse offers four bedrooms spread over two levels with a cellar below. The original seventeenth century building was extended in the eighteenth century to create the luxurious residence that it presents today. To the east of the main home two rows of stone barns flank the impressive driveway. The barns have been completely re-roofed and renovated and include two independent barn conversions that are currently occupied by extended family. In addition to the barn conversions the sale includes a detached three bedroom cottage off the main drive along with extensive outbuildings, farm sheds, kennels, and storage. The space offered both inside and out by this unique property undoubtedly makes it one of the finest propositions for any buyer looking for a truly remarkable property.

The main farmhouse offers luxurious accommodation over two floors with a wine cellar beneath. At the front of the property you find two luxurious reception rooms which look out over the formal gardens to the front and side of the home. The larger room has an open fire, with a wood burning stove in the secondary reception room. Each entertaining space enjoys twin aspect outlooks over the gardens. Next to the secondary reception room is a spacious study/home office which looks out over the main courtyard to the side of the house. Opposite the study is the ground floor cloakroom and access to the cellar. Proceeding back into the eighteenth century portion of the property you arrive at the formal dining room which leads back into the farmhouse kitchen. The dining room offers a fantastic space for hosting and has windows to two sides along with an ornate fireplace as a focal point. The farmhouse kitchen is a wonderful hub to the property and offers the perfect space for the family to gather. The handmade kitchen by local master craftsman Barry Wade is complemented by a bespoke colour matched Aga cooker. There are two large windows to the courtyard and a window and a door to the gardens on the opposite wall. A door from the kitchen leads into the large utility/boot room at the rear of the property. This incredibly useful space provides ample storage and the alternative entrance to the property for everyday use.

Two staircases lead up to the first floor, the main formal staircase from the entrance hall and a servants' staircase that leads off the kitchen. The twin primary bedroom suites at the front of the property are truly impressive and offer luxurious ensuite accommodation. The master bedroom offers a large walk-in dressing room along with a full-sized bathroom and spacious bedroom area. The junior master similarly offers an ensuite bathroom, access to a large storage cupboard, and views over the rolling fields that surround the home. Proceeding back to the rear of the property you find two further large double bedrooms along with a family bathroom between them. The servants' staircase is found next to the bathroom and leads down into the kitchen.

Two rows of traditional stone barns that run to the eastern side of the main house and form a court yard and provide fantastic accommodation options for a buyer. The barns were completely reroofed and renovated by the current owners.

Within the court yard are two self-contained barn conversions offering two and one and a half bedrooms each. Both are let, one to a tenant who helps run Rosehill Farm. These two properties are completely independent of the main home and offer wonderful options for extended family or guests. The rest of the space in the barns is used for fantastic storage, entertaining space and to house the estate's twin biomass boilers.

In addition to the main home and the barns there is a detached three bedroom cottage found off the entrance drive which is also let. The three lettings could continue or be sold with vacant possession depending on the needs of the new owner.

Rosehill Farm also has numerous outbuildings, sheds, garages, kennelling, and farm buildings, including a newly renovated fifty by seventy five foot general purpose farm shed.

The land at Rosehill extends to around one hundred and seventy acres of prime arable and woodland. The land is successfully farmed by the current owners but there are options for this to be subcontracted should it not be of interest to a buyer. Whatever the usage of the land, the complete privacy it provides Rosehill Farm, which sits at the centre of it, is truly remarkable.

Positioned in the heart of the Pembrokeshire Countryside the property beautifully combines total rural seclusion and tranquillity with easy access to the county's main trunk roadways. Port Talbot Parkway is an hour and Cardiff airport is an hour and a half by car. Rosehill Farm offers what is undoubtably the pinnacle of country living and is a truly unique offering on the open market.

RH Barn conversion
The first of the two barn conversions has a covered parking area, sun room, utility, central hallway, and cloakroom as you first enter. In addition to these rooms, the ground floor has a large kitchen diner and lounge which houses the staircase to the first floor. On the first floor are two double bedrooms and a family bathroom. This barn is the oldest building on site and is believed to date from the fifteenth century.

The Old Farm office
The second barn conversion benefits from two reception rooms, a kitchen and cloakroom on the ground floor. On the first floor is another large living space, the principal bedroom, and ensuite bathroom. A staircase leads up to the second level where there is a single bedroom or storeroom.

RH Cottage
The cottage enjoys an open plan living room, bathroom, and one bedroom on the ground floor with two further bedrooms found above it.

Additional outbuildings
The two stone barns that house the barn conversions are so sizable that they include substantial stores, boiler rooms, a gym, and shoot room. These spaces offer huge scope for future residential conversion should it be required by a buyer. The stone Georgian piggeries and coach-house have been converted into kennels and a large garage, all of which are heated. In addition to these buildings there are also numerous farm buildings and storage sheds.

Externally
Rosehill Farm is surrounded by one hundred and seventy acres of prime Pembrokeshire farmland. Once the demonstration farm to the Slebech estate, the current owners have continued to successfully farm this substantial tract of farmland. Should a buyer wish to have a more hands off approach to the farmland, arrangements could be made with a neighbouring farmer to bring the land under their stewardship.

Whatever the usage of the land, it gives Rosehill Farm complete privacy and seclusion. There are no public foot paths or rights of way over any of the land and the sweeping tarmac driveway is separated from the quiet country lane that leads to it by a pair of electric gates.

The driveway brings you through the farmland and to the collection of buildings that form Rosehill Farm. The main house and two long stone barns form an enclosed courtyard with the additional farm buildings, garage, and animal houses found off this. The self-contained cottage is positioned away from the main buildings at the top of the driveway.

To the front of the main house the current owners have created a beautiful walled garden modelled on Prince Charles' ‘Black and White Garden' at Highgrove. In addition to this, the main house enjoys rolling lawns, orchards, and paths out onto the fields that surround it. Beyond the gardens there are several large animal enclosures used for keeping and breeding chickens, doves, and other poultry.
