Jones Peckover are pleased to bring to the market 80 acres (or thereabouts) of valuable agricultural Land to be offered in 4 lots by Formal Tender on the 14th October 2022.

Location - The land is situated off Mount Road and Oak Lane, St Asaph and occupies an elevated position on a spur between the Afon Elwy and Afon Clwyd.

Lot 1 - The land comprises two enclosures situated off Mount Road, that is partially split by means of the right of way. The land comprises established pasture laid to grass that is predominantly level, but which slopes steeply to the west boundary.

The land extends to 11.37 acres (or thereabouts) and is more readily identified by means of the plan attached to the sales particulars and tender pack.

Lot 2 - The land is accessed off Mount Road, and is situated on the right hand side on a spur of land running down to the River Clwyd which forms the eastern boundary. Access will be by means of a shared gated entrance with Lot 3.

The land extends to 21.30 acres (or thereabouts) comprising level pasture, contained within two enclosures immediately adjacent to the public highway together with a lower enclosure running down to the River Clwyd which includes a length of former railway line. The internal farm access track is included together with a wooded embankment to the North West corner.

The successful purchaser will be responsible for erecting a good quality stock proof fence along the boundary marked A & B on the plan attached to the particulars and tender pack.

Lot 3 - Access to the land is by means of Mount Road, with the land situated on the right hand side immediately after Pen Y Bryn. The land will benefit from two gated entrances one of which will be subject to a right of way over Lot 2 for agricultural purposes only.

The land comprises approximately 28.62 acres (or thereabouts) of pasture separated by the former railway line and includes a small agricultural storage shed adjacent to the roadside entrance. The land immediately adjacent to the highway is generally level in appearance with the land to the east slopping gently down to the River Clwyd which forms the boundary. The former railway line provides natural shelter and feeding / storage areas.

The successful purchaser will be responsible for erecting a good quality stock proof fence along the boundary marked B & C on the Plan attached.

Lot 4 - Situated adjacent to the A55 at Pont Dafydd and accessed by means of Oak Lane (signposted Cemetery) a public highway situated off Mount Road with a further right of way over the shared access to the entrance gates.

The land comprises an area of 18.15 acres (or thereabouts) with sloping land running down to the River Clwyd on the Eastern Boundary and lying adjacent in parts to the A55 Expressway. The land is currently laid to grass and is contained within three enclosures as shown on the attached plans. A communication mast is included with the sale providing an annual income to the owners of approximately £4000 pa.

Services - We understand that a shared piped water supply is provided to the land. Potential purchasers should satisfy themselves in advance regarding these supplies and be prepared to pay for any water consumed by means of any meter or sub meter and if necessary provide new meters off the shared pipe in agreement with adjacent landowners.

Tenure - The land will be offered for sale freehold with vacant possession subject to the conditions contained within the tender pack.

Highways And Access - Access is by means of Mount Road and Oak Lane, both of which are public highways maintained at Council expense with Lot 4 having a shared right of way along the farm drive. Lots 2 & 3 will have a shared access adjacent to the gate.
